Fourteen years working at a high security defence facility in the Northern Territory and two winters at Casey Station in Antarctica, and somehow the most dangerous thing I have ever touched is a forty year old gate valve in a Mildura rental property.

Most units leave the factory or get installed at 60 degrees, which is the right minimum for killing bacteria in the tank. But plenty of systems around Mildura are sitting higher than that, and every extra degree costs you money on your energy bill every single day without giving you anything useful in return. Find the dial on the front or side of your unit and check where it sits. If it is above 60, bring it back down to 60. That one small adjustment can take a real bite out of your power costs over a year, especially through summer when the unit is already working in the heat. Sunday afternoon before a long weekend is the worst time to discover a water leak. So do this now, while you have five minutes. Find your water meter, usually a small box in the garden bed near the front fence, and lift the lid. Write down the numbers on the dial. Then go inside and turn off every tap, the dishwasher, the washing machine, everything. Come back out in 30 minutes and check the dial again. If those numbers have moved and nothing was running, water is going somewhere it should not be. It might be a slow drip under a slab, a garden line that has cracked in the heat, or a join that has quietly been weeping for months. The earlier you catch it the less damage you are dealing with and usually the simpler the fix. That one check costs you nothing and could save you a fair bit.
