Victoria has already brought in the 2025 rules, and the rest of the country is following suit by mid-2027. We all know proper roof ventilation is about way more than just ticking a compliance box—it is about stopping trapped moisture from wrecking a building over time.

There are plenty of ways to vent a roof, but we see a lot of trades running into the same issue: what happens when the roof is already on and the building surveyor asks about ventilation?

Low-profile roof vents vs rotary vents (whirlybirds) — which one is actually better for your roof?

It's a question we get a lot, especially from builders working on new builds and renovations. The short answer: it depends on the job — but for most modern homes, low-profile vents are coming out on top.

Here's why:

🔹 Low-profile vents cover both ducted and non-ducted applications. Rotary vents are non-ducted only — so if you need to vent a bathroom fan or rangehood, whirlybirds aren't even an option.

🔹 Got solar panels? Low-profile vents sit flat enough to go underneath them. Rotary vents don't.

🔹 No moving parts means no spinning noise on windy nights and nothing to wear out over time.

🔹 Building in a bushfire zone? Low-profile vents can achieve BAL-40 compliance without needing extra ember mesh — saving time and cost.

🔹 On still, wet days, rotary vents rely on wind to keep water out. Low-profile vents don't have that problem, and typically come with a larger flashing area for better weather protection.

🚨 New NCC 2022 ventilation rules are in effect — does your home or build comply?

The updated regulations under section 10.8.2 introduce stricter requirements for exhaust fans and range hoods as part of Australia's Condensation Management provisions. These changes are designed to protect homes from excess moisture, mould and structural damage.

Here's a quick breakdown of what's changed:

🔹 Minimum flow rates: 90 m³/hr for bathrooms, 144 m³/hr for kitchens and laundries
🔹 Fans in bathrooms without natural ventilation must be interlocked with the light switch and include a 10-minute run-on timer
🔹 All fans and range hoods must now duct directly to outside — venting into roof cavities is no longer allowed
🔹 Ducted roof, fascia or eave vents are required, and both semi-rigid and flexible foil ducting are compliant options
