A sloping block can create some expensive problems if the design doesn’t work with it from the start.

At Templestowe Lower, the site falls 4.5 metres across just 650m². Rather than fight that, the home was designed across three levels, using the slope to create a semi-basement with a four-car garage, hobby room and theatre, while still bringing natural light deep into the lower floor.

For the family, getting those bigger decisions right early meant the home could also make room for the things that mattered to them: spaces to come together, places to retreat, and enough flexibility for three growing children and the family dog.

One thing we’ve learnt over the years is that you can’t separate the home from the site it sits on.

All land has its own set of conditions. The slope, orientation, access, light and outlook all influence what will work well.

That’s why we don’t start with an existing floor plan and rework it to suit. We start with the site, understand how our clients want to live, and design the home from there.

It also means we’re comfortable working with difficult or constrained blocks that other builders won’t touch.

For us, custom design is not about making a standard plan look different. It is about creating the right home for that particular client, on that particular piece of land.

Bathrooms may be compact, but they involve dozens of connected decisions. Tile set-outs, tapware, joinery, lighting, and drainage all need to be resolved together.

If those decisions are left until construction, a single change can affect several trades, adding labour, materials and time.

Budget blowouts are a concern we often hear from clients, particularly with the traditional architect and builder model where details are still being resolved on site, causing costs to keep climbing as the build progresses.

Latitude 37 is deliberately different. We resolve the details before going to site, working with trusted partners like Reece Bathrooms to help our clients make the right decisions early, then move forward with a fixed price contract.

There are projects we find ourselves coming back to, and Beaumaris House is one of them.

Completed in 2020, it still feels as considered now as it did then. The material restraint, the balance of spaces, the way the home responds to light and landscape. Nothing feels tied to a moment.

As we reflect on 20 years of Latitude 37, this is the kind of work that stays with us.

Perhaps the best test of a home is whether you would still make the same decisions years later. With this one, we would.

Most budget blowouts don’t start with one big, dramatic mistake.

They usually come from decisions being made without enough information, site costs being higher than expected, changes to the scope, design changes after pricing, or details still being finalised when construction starts.

That’s when costs can escalate quickly.

This contemporary Bayside home is shaped around connection, privacy and relaxed coastal living. Curved forms, a warm neutral palette and generous proportions create a softer expression of contemporary design.

At the heart of the home, open-plan living flows effortlessly outdoors to the resort-style pool, creating a natural setting for family life and entertaining. Below, a basement games room provides another place to gather, unwind and spend time together.

In a kitchen designed for serious cooking, some of the most important decisions happen well before the cabinetry is installed.

For this Mornington Peninsula home, the owners wanted generous cooking capacity and a kitchen that could handle a full house. That meant the appliances couldn’t be selected in isolation. The Wolf 60-inch range influenced ventilation, clearances, circulation and the proportions around it, while Sub-Zero refrigeration, freezer and wine storage were planned into the joinery from the outset.

Resolving those requirements early helped avoid bulky additions later, protected the ceiling heights and gave each appliance a logical place within the way the kitchen is used. Generous preparation space and considered storage mean it works just as well for everyday baking as it does when friends and family arrive.

The result is a kitchen where the technical decisions don’t compete with the design. They’re part of what makes it work.

Currently in design for a coastal site in Mount Eliza, this home is designed for a life connected to the bay. From quiet mornings overlooking the water to long afternoons shared outside by the pool, every space has been considered in relation to its setting.

There is still much to resolve as the design develops, but the intention is clear. A home that responds to how life could feel here. Relaxed, connected and entirely at ease in its setting.
