15 QUESTIONS TO ASK WHEN RESEARCHING A GRANNY FLAT BUILDER:

#1: What materials is the flat constructed from and can the external finish be adapted to suit my overall property?

#2: What is the square metre size of each flat? Can it be increased or decreased?

#3 What warranties apply to the structure AND the fittings?

#4: What allowance has been made for site preparation and a provision for [council required] storm water?

#5: Is there adequate provision for connection to services such as sewer, power and water?

#6: Has an electrical sub-board been allowed for, to isolate the flat from the existing dwelling?

#7: Are all council fees, permits and bonds included in your price?

#8: What are the specific inclusions relating to tiling heights, cabinetry etc. NB: Display homes are usually significantly upgraded.

#9: Are kitchen appliances included? If so, which brands and what are the manufacturer warranties?

#10: Has allowance been included for connection of a washing machine?

#11: Is quality insulation included?

#12: Will we receive a dedicated building supervisor? If so, how many projects do they manage at one time?

#13: What is history of the company? How long have [they] been around and what is [their] industry reputation IE awards for construction?

#14: What support services and customer service systems are in place? Do they have a dedicated Pre Start and Client Liaison Manager to guide clients and assist with selections?

#15: Is it a fixed price contract built under the protection of the Home Building Contracts Act?
