As per the IICRC S520 Standard for Mould Remediation, mould is assessed by conditions, not colour or guesswork.

Air sampling helps characterise airborne fungal particulate concentrations (spores and hyphal fragments) and supports an evidence based remediation scope.

Condition 1: normal fungal ecology
Condition 2: settled spores/fragments dispersed from an active source
Condition 3: actual mould growth (visible or hidden) on surfaces and contents

The condition guides remediation that’s aimed at returning the environment to a Condition 1 state.

Mould doesn’t always sit on the surface.

In porous materials, mould can grow into the material (through tiny pores and fibres) and feed on dust and organic content inside.

That means a quick "spray and wipe" might remove what you can see, but it often leaves mould behind within the material, so it can keep returning.

Incorrect cleaning methods or untrained “remediation” can aerosolise spores and fragments, spreading contamination to other non-affected areas.

Proper remediation is about more than appearances.

It’s finding and fixing the moisture source, preventing spread during removal, and using the right methods for the material (cleaning, drying, or removing what can’t be properly salvaged).

Please don't opt for the "quick fix".
