Protecting a piece of Darlinghurst history⁠

Our team was engaged as Project Manager for civil works at one of Darlinghurst’s landmark Federation apartment buildings, a heritage-listed complex built in 1915 with its original architectural features still intact.⁠

Following heavy rain, a steep embankment and retaining wall alongside the property collapsed, resulting in a significant landslip against the building (see last slide!)⁠

Valen coordinated a peer review of the engineering designs for the new retaining wall, identifying opportunities to further improve drainage and strengthen the proposed solution. We then managed the tender process, including documentation, competitive tendering and detailed assessment of submissions, supporting the owners in confidently selecting the right contractor.⁠

During construction, Valen acted as Superintendent on behalf of the owners, overseeing delivery of the civil works as scoped, on time and within budget.⁠

A complex project with heritage considerations, challenging site conditions and a critical focus on protecting the building for the future.

About last week: a great milestone reached at Phillip Gardens, Redfern!

After months of construction on site, we’re really pleased to see the scaffolding come down on this project and enable residents to have access to their balconies again.

At the end of last week, we had 40+ people coordinating the safe removal of approximately 2,000sqm of scaffolding following Ausgrid's power isolation in the morning; a carefully planned operation and a big milestone in the delivery of this project.

It’s always rewarding to watch a façade be revealed after months of work behind the scaffolds and hoarding. Thank you to Dapcor and everyone involved in this project.

On a recent 8-lot residential building, our team successfully reduced the projected cost of fire safety upgrades from $215,000 to $80,000.⁠

Fire safety compliance isn't always about replacing everything. With the right strategy, detailed investigations and early engagement with key stakeholders, it's often possible to achieve the required outcome while significantly reducing project costs.⁠

The scope included:⁠
• Installation of smoke detectors to each sole occupancy unit⁠
• Fire alarms to the common stairway⁠
• Interconnected heat detectors within the roof space⁠
• Emergency lighting and exit signage⁠
• Fire door upgrades⁠
• Common area exit door upgrades⁠
• Fire extinguishers⁠
• Passive fire protection works maintained to the original installation standard⁠

We undertook a detailed review of the building's existing fire safety measures and worked collaboratively with council to establish a practical compliance pathway. This enabled compliant building elements to be retained where appropriate, while still achieving the required fire safety outcomes.⁠

The result was a fully compliant building, improved life safety for residents and a saving of more than $135,000 for the Owners Corporation.⁠

When an incorrect Fire Safety Schedule puts compliance at risk, acting quickly can make all the difference.

Valen recently provided AFSS consulting services for a newly completed strata apartment building in Rose Bay after an error on the Fire Safety Schedule prevented the lodgement of the building's first Annual Fire Safety Statement (AFSS).

Following our appointment, the team attended site the next day, confirmed that a listed mechanical measure was incorrectly included, coordinated an unrestricted surveyor to verify the findings, and worked with Council to have the Fire Safety Schedule amended.

From engagement to resolution, the matter was resolved in just six business days, including obtaining independent third-party advice.

Friday afternoon done right!

Urgent fire panel upgrade, Randwick.

When a faulty fire panel triggered more than 300 false alarms in a single day, a 217-unit residential complex was issued with an Emergency Fire Order, requiring immediate action to restore compliance and ensure resident safety.

Valen was engaged to project manage the response, overseeing the replacement of three end-of-life fire panels, upgrades to the building's fire detection infrastructure and the installation of compliant smoke alarms throughout the complex. With a strict five-month deadline imposed by authorities, our team coordinated residents, contractors, consultants, strata representatives and Fire and Rescue NSW to keep the project on track from start to finish.

This project highlights the value of experienced project management when navigating complex compliance requirements, stakeholder coordination and critical building upgrades.

Works are progressing well at our Botany project, with significant progress made over recent weeks.

Existing doors have been removed across several units, with door hob construction now complete in multiple apartments. Screeding, hydroepoxy coating, waterproofing and plumbing works have also been completed across a number of units and balcony overhangs. Sheet membrane installation has also been completed in select areas, with works continuing across multiple fronts throughout the site.

We are well ahead of schedule, with the project continuing to progress smoothly as works advance across key areas.
