Buying the cheapest air con for your rental property? It’s actually the most expensive decision you’ll make 🧮
Many Aussie landlords go by the same logic: “It’s just a rental. Grab the cheapest unit and it’ll do the job.”
Sounds reasonable on paper. But run the numbers on full lifecycle costs here in Australia? That “budget” air con ends up costing you thousands extra.
💰 Upfront cost: looks like you save $700
- Entry-level 3-star split system (standard install included): approx. $1,600
- Reliable mid-range 5-star unit (fully installed): approx. $2,300
Upfront difference of $700 — seems like an easy win, right?
⚡ Running costs: they eat into your savings year after year
Australian residential electricity sits around 33 cents per kWh, among the highest in the world.
A 3-star unit uses roughly 30% more power than a 5-star model. That’s an extra $150–$250 per year, per unit.
👉 Over 5 years: that’s at least $1,000 extra in electricity bills alone.
🔧 Repairs: they always break on the hottest days
Cheaper units cut corners on core components. They can’t handle 40°C+ Australian summer heat, and commonly fail after just 2–3 years.
A standard call-out fee starts at $150, and a typical repair runs $300–$600.
👉 Over 5 years, with 2 repairs: that’s at least $900.
🔄 Replacement cycle: you’re paying twice as often
A budget air con lasts only 5–7 years. A quality mid-range unit will run for 10–12 years.
👉 By year 6, you’ll already be spending another $1,600 to replace the cheap one.
📊 6-year total cost comparison
🔴 Budget option:
$1,600 unit + $2,400 electricity + $900 repairs = $4,900
🟢 Quality mid-range option:
$2,300 unit + $1,500 electricity + $0 repairs = $3,800
Going cheap ends up costing you $1,100 extra — and that’s before the hidden costs:
• After-hours emergency call-out fees on 40°C days
• Tenant complaints, bad reviews and vacancy downtime
• Upcoming rental minimum efficiency rules (e.g. Victoria requiring 3-star+ from 2027 — low-star budget units will soon be non-compliant)
This isn’t to say every rental needs a top-of-the-line premium unit. But skipping the absolute cheapest base model and going for a reputable 5-star energy efficient unit will save you thousands long term — and save you endless after-hours tenant headaches.
