Heritage work is a different kind of job. 🧡💙

Stage 1 ACM roof removal — Kingswood NSW.

Approx. 500m² of asbestos cement roof sheeting removed, along with the guttering and timber fascia. Roof fully PVA encapsulated before a single sheet was touched. Every sheet lifted off whole, carried across the roof and lowered into a lined bin — nothing dropped, nothing broken.

Gutter line, brick fascia and showroom ceiling HEPA vacuumed behind the removal. Half the area visually inspected by independent Licensed Asbestos Assessor before the crew left the site.

Friable. Bonded. Lead. ✅✅✅

Every floor and every wall in scope removed. All friable gone. All lead gone. Inspected and signed off by the independent hygienist — and the full report handed over to the owners at the end.

One thing worth saying, and it’s the reason we post any of this:

Get the asbestos report done before the work starts. Not during.

Nearly every surprise on a job like this — a hidden layer, contamination deeper than expected, lead in old paint — was already there before anyone picked up a tool. A survey up front finds it while it’s still a line in a quote.

Find it later and it’s a variation, a delay, and a bigger bill. Same work either way. The only thing that changes is whether it was planned or not.

An inspection is cheap. A surprise mid-renovation not always.

Old flaking paint on a brick wall. Easy to walk past. So it got sampled, sent to the lab, and came back positive.

Which makes it a completely separate job — different hazard, different rules, different method. Nothing to do with the asbestos scope. So it was scoped, quoted and approved as its own variation before anyone touched it.

Then done properly with Peel Away:

Paste applied thick over the surface, covered, and left to work. No sanding. No grinding. No blasting. Nothing that turns lead paint into lead dust.

Then peeled back — paint lifts away with the cloth in one piece, contained. Surface neutralised, rinsed and checked.

Came off beautifully. 💚

That’s the whole point of the method. The dangerous part of lead paint isn’t the paint on the wall — it’s the dust you create getting it off. Do it dry and you’ve made the problem worse. Do it this way and it comes off in your hands.

Two hazards on one site. Both handled, both documented, both cleared.

The unglamorous truth about friable work.

Before anything gets lifted, the subfloor gets recorded and sampled exactly as it’s found — then protected before a single sheet comes up.

Sounds like extra work. It is. It’s also the only way anyone can tell later what was already there and what came from us. Protects the owner. Protects us. Both.

Then: seal, remove, HEPA vacuum, de-nail by hand, emu pick across the ground, seal again.

Slow work. On your hands and knees work. Nothing about it looks impressive on camera.

But that’s this trade. You open something up and it tells you what it actually needs — and the plan you walked in with isn’t always the plan you walk out with.

Then we fill it with smoke and watch.
If smoke gets out, fibres get out. Simple as that. No smoke, no start.

Flawless victory at Wollongong North Beach. 🏖️🌊

Closing out three days at the Wollongong North Beach Kiosk redevelopment. Our first time working alongside The Civil Experts and Wollongong City Council and what a privilege it’s been.

Honestly, you don’t always know what you’re walking into on a first job with a new principal and a new head contractor. But the TCE crew made it easy from the start, and the Council were a pleasure to work with throughout. Tight site organisation, clear communication, mutual respect between the trades — the kind of working environment where everyone can do their job properly. That’s not a given, and we don’t take it for granted.

Our side was the Class A friable umbrella; licensed supervision, decontamination, dedicated pedestrian spotter for the foreshore promenade, end-of-day emu-pick clearance. The site was highly visible with the public stopping throughout, and the whole team carried themselves with care for the work and the people walking past.

ACM-impacted soils removed, trucks loaded out, compliance pack handed over. Every box ticked — but more than that, a partnership we’re genuinely proud of.

Big thanks to The Civil Experts and Wollongong City Council. Looking forward to the next one. 👍
