There are two approaches to building (whether it’s a new home or major reno).

Each approach can work well.

When you imagine your build, who is running the project?

OPTION 1 Design Build
• one team, one contract, one point of contact
• design and construction work together pre-construction (saves time and money later)
• streamlined, more predictable, easier to manage

OPTION 2 General Contractor
• hire a contractor (or a contractor + designer, but separately)
• the homeowner is running the project and coordinates between all parties
• works well for simpler projects

Metrik is a general contractor too, we’re not biased against contractors, we do both.

The right approach depends on your project. When considering a more complex project - the smoother the established process, the better the experience and the result.

If you want a gut check about which path makes sense for your property, we LOVE to check out other people’s homes and plans - the invitation is always open.

Building a home comes with many questions.

How long will it take?
When do what decisions get made?
What happens first … what happens next?

Break the project down into stages:

1 Pre-construction - design, plans, fun with selections, permits
2 Foundation - excavation, foundation, drainage, inspection
3 Framing - framing, windows, doors, basement floor, rough-in electrical and plumbing
4 Interior Exterior - insulation, HVAC, paint, flooring, cabinets, siding
5 Completion and handover

Homeowners know where things stand at every stage - budget, schedule, selections, site visits, inspections.

Oh, Step 6! Keys in hand, doors open, and the best housewarming ever 🥂

How many homes does a homebuilder build?

Metrik builds two or three homes per year, so we stay closely involved in every build. Because of this, start dates book 6 to 12 months in advance, but planning can start anytime.

Does Metrik build the homes or contract everything out?

We build our clients’ homes. One of the things we value most about our work is that we know our clients, and our clients know their builder and everyone working on their site.

Our site crew is:

Builder Jeff
Project Manager Jory
and Carpenters Will & Daniel

We’re grateful for excellent tradespeople who join us project by project. Our trades are people we've known for several years who are as much a part of the team as our site crew.

Visit our website for more FAQs or to subscribe to updates, or schedule a call with Jeff anytime - https://metrik.youcanbook.me/

A tip we give every homeowner, expect the unexpected.

This applies to new builds and renovations - but renovations especially come with surprises.

• hidden deficiencies (soil conditions, asbestos, outdated wiring, irregular framing)
• delays from special orders, permits, inspections, weather, supply shortages
• change orders (part of every project, but good planning helps reduce them)

When we prepare for a contingency that doesn’t occur, we celebrate!

The bigger the project, the greater the chance of unexpected findings, but with good communication, solutions come easy.

We’re adding to our “things we wish we knew before we started” checklist. What surprised you the most during a renovation or build?

For excellent homeowner resources, visit CHBA’s https://www.chba.ca/before-starting-a-renovation/ or download our Guide to a Great Reno -https://metrikdevelopments.ca/renovate-with-metrik-landing-page-1

If you’re considering a project or know someone who is, we are happy to connect and talk through ideas. Feel free to book a call https://metrik.youcanbook.me/, or reach out through our website.

Happy Planning!

When a home no longer fits, it’s natural to think about moving, but over time, the neighbourhood often matters more than the house.

Commute, schools, parks, coffee, familiar streets, the people nearby - place shapes daily life.

A renovation can feel like a big undertaking, but when the neighbourhood is right, it’s the way to stay.

Here’s an easy first step - before deciding between a major move and the home you already own, let’s look at what’s possible. Book 30-minutes to walk through the space, share ideas, and get a realistic ballpark estimate - https://metrik.youcanbook.me

We love sending clients their progress updates.

Short and sweet - what’s happening today, who’s on site, how it’s going, what’s happening next.

Clients are busy with work, kids, appointments, and life. We knew the portal would be a great way to organize plans, schedule, budget, and people. What surprised us was falling in love with the daily log - a quick photo directly connects a client to their site so they can watch the project come to life. There’s space for questions, so they're answered as they come up. We still have a weekly on-site check-in, but they’ve become brief and easy, because everyone’s already up to speed – the client, builder, designer, site crew, and trades.

What we love:

✔️ Track progress in real time – no need to wonder what’s happening.

✔️Transparency – in addition to updates, clients access the schedule, selections, budget, changes - everything in one place, accessible anytime.

✔️ Communication – a centralized thread instead of scattered texts and emails.

✔️ Progress photos – the fun part!

Homebuilding is a big undertaking. Once clients have a good handle on their budget (the planning phase), they don’t struggle with spending money, but they may struggle with a fear of losing money. Things like a significant communication gap, an unexpected finding, cost escalation, or a schedule that stretches to infinity.

Clarity changes everything. Everyone on the team is armed with the information they need to do their job well and is part of the process, start to finish.

Shout out to JobTread for developing a fantastic tool – accessible, organized, and powerful enough to skillfully merge all the moving parts.

Calgary - the city that just keeps on growing!

How can we make better use of the property we already have? An increasingly popular answer is to ‘add a door’ by creating a second living space.

Secondary spaces are perfect for so many things - rental income, a home for aging parents, a home office, creative studio, gym or guest house and more!

Visit our Resources page (website link in bio) for a guide to adding a laneway home or secondary suite in Calgary, including design, zoning, and income potential.

Let us know your ideas – we’re excited about them too!
