The break room rarely makes the drawing set, and it gets used more than almost anything else in the building.

Cabinets that clear the microwave, counter run long enough to actually work on, sink and dishwasher within a step. Small room, but staff notice when it's laid out wrong.

Choosing a floor plan goes better when you work through it in order.

Start with how you actually live. Where people come in with wet boots, whether laundry sits near the bedrooms, how often you host and how many people that really means. Daily habits decide more than square footage does.

Then look at the lot. Sun, slope, driveway approach and setbacks all narrow the list of plans that will sit well on your land instead of fighting it.

Budget comes next, and it has to include the parts that never show up in a rendering. Site work, services, foundation and finish level all move with the plan you choose.

Then there are the years after move in. Stairs get harder. Kids take over space and then give it back. A plan that can absorb a change without a renovation tends to hold its value to you.
