Unfortunately there is rarely a handbook for maintenance when owning a home and things get missed. Fortunately in this situation we got the call just in time before any major damage happened. A few things as a homeowner that can prevent premature damage to a system or in serious cases replacement is:

#1 - changing the filters on time. This helps the blower motor from burning out, furnace from overheating, and a/c from freezing into an ice block.
- 1” filters check every month, depending on living conditions can get changed every other month
- 4/5” filters check every 6 months.
- Humidifier filters clean every fall

# 2 - checking for air obstructions
- Not every bedroom is designed perfectly and the returns ( on the wall) and vents ( on the floor) tend to be in spots that’s ideal for furniture placement. But make sure to do your best to leave them unobstructed as it’s essential for your system to breathe.

#3 - check your a/c outside every spring.
- Make sure to clean it off, if it’s furry or has pollen build up. It’s essential for your a/c to dissipate the heat properly.

Furnace Installation Matters More Than You Think

This is a perfect example of why proper installation is just as important as the equipment itself.

Recently, we inspected a high-efficiency furnace that was installed in 2010 and found extensive corrosion and damage to the heat exchanger compartment. The root cause? The furnace was not properly sloped to allow condensate to drain as designed.

High-efficiency furnaces produce condensation during operation. Manufacturers require the furnace and venting system to be installed with the correct pitch and drainage to ensure moisture is safely removed from the unit. When that doesn’t happen, water can collect inside the furnace, leading to:

❌ Premature rust and corrosion
❌ Damage to the heat exchanger and burner compartment
❌ Reduced efficiency and performance
❌ Costly repairs
❌ Shortened equipment lifespan

In this case, years of improper drainage allowed moisture to accumulate, ultimately causing the furnace to fail long before it should have.
