That pothole you spotted this spring? It didn't happen this spring.

It happened last fall, when water found its way into a hairline crack you probably walked right past.

Here's how it actually works. A crack in your lot isn't a surface problem. It's a door left open. Water gets in, works its way down to the sub-base, then freezes. When it freezes, it expands. Every freeze-thaw cycle we get through a Southwest Ontario winter forces that opening a little wider from the inside out.

By the time the snow clears, the hairline you ignored is a pothole. And the pothole is a liability.

Same driveway. Two very different futures.

On the left, cracked and crumbling concrete that let water get underneath and gave the freeze-thaw cycle something to work with. On the right, a clean, freshly poured driveway built to hold up for years.

The difference isn't luck. It comes down to what happens before and during the pour.

1. Proper sub-base prep. Most concrete failures start underground. We grade and compact the sub-base before anything gets poured, so the slab has solid, even support underneath it and doesn't shift or settle over time.

2. Quality mix. We don't thin out the mix or cut corners on thickness. The right concrete spec, placed and finished properly, is what stands up to the load and the weather.

3. A clean, sharp finish. Edges, surface texture, proper drainage. The finish matters, and every job gets a final walkthrough before we leave the site.

Here in Southwest Ontario, the freeze-thaw cycle finds every shortcut. Water works into weak spots, freezes, expands, and pushes cracks wider with every cold snap. Skip the prep and you're looking at the driveway on the left. Do it right and you're looking at the one on the right.

Most sealcoating jobs get scheduled at exactly the wrong moment. 🚧

Here's the pattern we see across commercial lots in Southwest Ontario: a property manager notices the surface looking gray, faded, maybe a few hairline cracks starting to show. That's when the call comes in. And by then, sealcoating isn't doing the job it was designed to do.

Sealcoating works by preventing UV damage, water pe*******on, and oxidation before they start. Applied to a surface that's already oxidizing or cracking, it seals existing damage in rather than stopping new damage from forming. The correct sequence is sealcoating on a healthy surface, not a deteriorating one.

Zero. That's how many shortcuts we've taken on a job site. Ever. 🚧

It sounds like a small thing to brag about. It isn't. In paving, shortcuts are where future problems get built in. Skip the proper base prep, and you'll see it in two winters. Rush the sealcoat over a damp surface, and it won't bond. Paint lines on asphalt that wasn't cleaned right, and they'll lift by fall.

Planning sealcoating for your commercial lot this summer? The difference between a job that lasts and one that peels within a season comes down to three steps done in the right order.

Step 1: Clear and repair.
Sealer applied over active cracks, oil stains, or loose debris will fail early. Before we apply any sealer, we seal active cracks and finish necessary patching. The surface has to be clean, dry, and structurally sound.

Step 2: Watch the weather.
Commercial-grade sealer requires surface temperatures above 10 degrees Celsius and a dry forecast for at least 24 hours. Mid-summer here in Southwest Ontario is the ideal window. We never water down our product, so we need the right conditions for it to bond properly.

Step 3: Respect the cure time.
Asphalt sealer needs 24 to 48 hours to cure before cars are back on the lot. Rushing the dry time causes tire marks, scuffs, and thin spots.

Follow this sequence and sealcoating does far more than make the lot look clean. It protects your pavement against UV damage, water pe*******on, fuel spills, and oxidation. It keeps water out so the winter freeze-thaw cycle does not tear your sub-base apart.

June crack. August rainstorm. September standing water. November freeze. March pothole. 🚧

Every step on that list was preventable at the June stage. And every step after it costs more than the one before.

Here's what most property managers in Southwest Ontario don't get told: summer is the highest-risk window to leave a crack open, not the safe one. Warm-weather rain events push water deep into the sub-base while the ground is soft enough to shift under it. By the time our first freeze rolls in, the structural damage is already done underground. The frost just finishes the job.

Every spring we do assessments across London and SW Ontario, and the pattern holds. The worst pothole damage almost always traces back to a crack that was visible the previous summer and left through the rainy season. It isn't frost that failed the lot. It's the June rain nobody sealed against.

Crack sealing in June costs a fraction of a pothole repair in April, which costs a fraction of resurfacing, which costs a fraction of full replacement. The math only works if you catch it early.

Two identical parking lots. Same year built, same Southwest Ontario winters, same traffic. One got sealcoated every three years. The other didn't. By year ten, only one of them needed a resurfacing quote. 🚧

Sealcoating and resurfacing aren't two versions of the same service. They fix completely different problems, and mixing them up is how budgets get blown.

Sealcoating is a protectant. It goes on structurally sound asphalt and blocks the three things that break pavement down: UV oxidation, water pe*******on, and fuel or oil damage. Applied every 3 to 5 years, it keeps the binder flexible and stops water from ever reaching the sub-base. That's the whole game in an Ontario freeze-thaw climate. If water can't get in, freezing water can't pry your lot apart.

Resurfacing is a rebuild of the wearing course. When the surface is already raveling, widely cracked, or oxidized past the point a sealer can help, we mill off the top layer and lay fresh hot-mix. It resets the clock, but it costs many times what a sealcoat cycle costs.

The order matters for your budget. Sealcoating extends the interval between resurfacing jobs. Resurfacing is what you pay for when that interval got skipped.

Noticed cracks spreading across your parking lot this summer? Here's the sequence that actually keeps them from turning into spring potholes.

Cracks are entry points. Water gets in, freezes, expands, and pries the asphalt apart. Every Southwest Ontario freeze-thaw cycle widens what started as a hairline into something you'll be patching next spring.

Here's the order that actually works.

1. Walk the lot and map every crack.
Summer is when cracks are visible and dry, which makes for an honest assessment. Note every crack wider than a credit card edge and photograph them. Small ones count too. Water doesn't care about size.

2. Seal while the temperatures are right.
Hot-pour rubberized sealant bonds best when the asphalt is warm and the crack walls are dry. Mid-summer is the ideal window across SW Ontario. Waiting until September shrinks your margin before the first freeze.

3. Confirm the seal before fall.
Two to three weeks after sealing, walk the lot again. Check that the sealant is flush, flexible, and unbroken. A sealed crack that holds through one freeze-thaw cycle will hold through many. One that fails early usually means the crack was wet or dirty at application.

Cracks sealed in summer cost a fraction of the pothole repairs they prevent, which cost a fraction of resurfacing. The sequence matters. Assess, seal, verify. The window to do it right is open right now.

The pavement has been baking in July heat for weeks now.

That's the kind of surface sealcoating actually wants. Fully dried, sun-warmed, ready for the sealer to bond properly and cure fast.

Mid-July through early August in Southwest Ontario is when asphalt surface temperatures and dry conditions line up the way sealcoat needs them. Lots that were too wet or too cold to touch in spring are at their best right now.

That won't last.

Late-summer rain patterns and cooler overnight temperatures are already on the calendar. Once nights drop and moisture creeps back into the surface, cure times stretch and adhesion suffers. Same product, worse result.

If sealcoating is on your 2026 maintenance list, the next few weeks are the stretch to book it while the surface is still working in your favour.
