99% of chimney failures I see across Nova Scotia come down to one thing..

A bad crown or no crown at all.

Here’s what really causes the damage:

-Cracked, thin, or unreinforced crowns
-Mortar smeared across the top instead of a real crown
-No drip edge to push water away
-Improper mortar mix (Type S on historic brick = disaster)
-No expansion joint around the flue
-Missing or undersized chimney caps
-Hairline cracks that pull in water every freeze/thaw cycle

When water gets in, it expands inside the brick and forces the faces to pop off. Before long, the entire stack starts failing.. most homeowners don’t even know where it started. If your crown is under 2” thick, flat, cracked, or made of mortar… it’s already failing.
