It’s that time of year again! Don’t be fooled by the plus 20 day temperatures we are still being blessed with here in the Okanagan, it’s starting to get chilly at night!

Just a seasonal reminder as we’re moving towards fall and winter, here are a few simple tips that every homeowner can easily do to stay proactive for the colder months ahead.

1. Turn off and remove garden hoses from your outside faucet.
This will allow frost-free hose bibs to naturally drain and prevent potential freeze ups. Some homes may also have a shut off valve inside and you can open up your faucet to drain residual water.

2. Turn off, drain, and blow out your irrigation systems.
This again will help protect your in-house and underground waterlines from potential freeze ups. Blowing out your lines with compressed air will help keep you from any unwanted surprises when the irrigation is turned on again in the new year.

3. Evaluate any potential changes that may have happened to your plumbing/ heating system over the year and how prepared your home is for the cold.
Are you a new homeowner? Are you in the middle of a reno? Do you have any waterlines or drains exposed to potential frost? Do you have any heat trace that needs to be plugged in? Feel out your confidence answering questions like this and do not hesitate to make a call if you need assistance.

4. Change your furnace/ air handler return air filter.
The start of heating season is the perfect time to change your filter! Your return air filter is the lungs of your hvac system and if improving overall air quality in your home is not enough reason to change your filter, your equipment will certainly appreciate breathing more easily as it works harder during the heating season. This step could also prevent you a simple call out on a cold day.

5. Scheadule a servicing for your boiler with a certified technician.
Most high efficiency boilers require annual maintenance for heat exchanger cleaning and overall inspection. When stayed on top of, this service can be rather inexpensive and the benefits to your heating system can be compared to that of changing your furnace filter.
