Basically, the government just opened a 12-month window (April 1, 2026 – March 31, 2027) where the tax on new builds and total "gut" renos is effectively wiped out. We’re talking UP TO (not guaranteed) $130,000 back in your pocket.
If you’re an investor or looking for your next home, here’s how I’m looking at this for my clients:
🛠️ The Reno Side: If we find a "fixer", or you already own one and do a full-scale transformation (90% gut), that rebate can basically cover your entire materials bill. It's the best time I've ever seen to take on a big project.
🏡 The Real Estate Side: If you buy pre-con or a new build under $1M right now, the math just got a whole lot better. You’re not just buying a house; you’re getting a massive tax credit that wasn't there last year.
