Foyer tips beyond the aesthetics:
Two stories open entrance/foyer that incorporates an office, closet for hanging guests' coats, powder room prior to entering into the main living space which is right next to the office(convenient for formal visitors, away from your personal space). The mud room that links the garage and the family room is to the side further down from the office/main entrance, so the family members can make entry into the house without going through the office area.
PS: Commercial grade glass is used for this office to limit noise and elegant curtains inside the office space can completely block the entrance view.

Traditional Gutter Downspouts Vs Underground Gutter Drainage ?

Gutters protect the building by taking rainwater away from the house to prevent heavy rains from eroding the soil or collect around the foundation. The issue is that gutter downspouts are usually right near the side of the house, releasing the water too close to your foundation. Over time, water-logged soil pushes against the side of your house, creating cracks for water to leak into your basement. One way to prevent this kind of damage is to install an underground gutter. The pipe needs to slope away from the starting point. You should have a 1-1/2″ downward slope for every 10 feet of pipe. However, make sure to check the requirements from the municipality around rain screening where you are building.

This photo is of a 17 feet kitchen island in our new build. It includes a 10 feet main island, attached to a 7 feet secondary island/table that is dropped down 6 inch from the higher part of it. Why drop the secondary part? For one, you can use the standard dinning chairs instead of the bar/counter stools that are not as convenient/comfortable for elderly/children. You can use the chosen dining chairs as statement pieces to give the room a grand ambience. Secondly, the dropped part could be used as a work table for kids/adults as it’s at a comfortable table height, or perfect feast display could be arranged for your grand family/friends gathering. Therefore, if you have the room don’t shy away from giving this a thought. We are sure the new owners will fetch compliments on this from the guests gathered around the feast!
