Enclave. 298 sqm in Kozyn, a 20-minute drive from Kyiv, where high-rises give way to private homes nestled among pine forests and the Kozynka River.

From the street, the facade stays almost closed: deep overhangs and vertical wooden slats against a light exterior. The slats and overhangs shield the home from prying eyes and the summer sun. Complete privacy.

Inside the layout opens toward the inner courtyard and terrace.
The ground floor is built for openness: an open-plan kitchen with an island flows into a living room anchored by a fireplace. A guest bedroom sits nearby, and a covered terrace brings daily routines outdoors.

The second floor we reserved for private life: a master suite, a children’s room, and a home office overlooking the greenery. The laundry room is tucked away so it never disrupts the home’s nighttime peace.

When defining the master suite at NOM, the challenge is often a choice between a traditional closed bathroom or a visually open plan. We proposed a third way: connection through texture and light.

The center element is the custom-textured glass partition, serving as a sculptural headboard and a translucent filter. This single architectural move resolves the privacy-versus-light dilemma. The texture provides visual screening, yet allows natural light from the panoramic windows to flow deeply into the ensuite. The bathroom isn’t hidden; it’s seamlessly integrated.

To make this doorless layout truly comfortable for daily life, we dedicated this open zone strictly to aesthetic rituals — the bathtub and washbasins. The «technical» area, including the toilet, is discreetly tucked away in a separate enclosed space. This keeps the atmosphere of the bedroom pure and serene.

Why we put a wood slat partition between the dining area and the living room at NOM, instead of just leaving it open-plan?

Open-plan looks great in photos. In real life it’s loud, smells like whatever you cooked, and there’s nowhere for the eye to rest.

Slats are the compromise. Light still travels through. Sound gets softer. You feel like you’re in a separate room without actually building a wall. And when you sit at the table, you’re not staring at the sofa someone left a hoodie on.
