This is from a recent HomeBuyer survey we carried out, where we picked up an issue with a downpipe discharging at the base of the wall rather than into a suitable drain.
It might not seem like a major problem, but over time, rainwater collecting against the building can contribute to damp internally.
It can lead to:
• Damp walls
• Mould and musty smells
• Damage to plaster and decoration
• Deterioration of brickwork and mortar
• More serious defects if left unresolved, including soil erosion around foundations and, in some circumstances, contributing to subsidence
The good news is that the cause can sometimes be quite simple, the rainwater just needs to be directed to a suitable drain or soakaway.

Another Level 3 Survey that proves to be a vital safety net for buyers.
This crack may seem minor, and in many case is not a cause for concern, though the Level 3 Survey will advise on what the best course of action is. In this case, after this survey, the report advised repointing and observation, the damage worsened and the crack was progressive. After further investigations it was found that localised subsidence has caused differential movement to the external brickwork, resulting in significant cracking and opening of the mortar joints. At that stage the defect is considered structurally significant and requires remedial works.
Underpinning of the affected foundations is recommended to stabilise the structure and prevent further movement. Once the foundations have been suitably strengthened and the movement confirmed as arrested, the affected brickwork should be repaired and repointed. Appropriate tree management should also be undertaken where vegetation is contributing to moisture depletion within the underlying shrinkable clay soils.

Not all defects are obvious during a viewing.
This external wall showed clear signs of long-term leaks from the downpipes, with extensive white salt deposits (efflorescence) and staining around the rainwater pipework. Efflorescence occurs when moisture travels through masonry, carrying salts to the surface as the water evaporates, and is often associated with an underlying source of damp that needs investigating.
During the Level 3 Building Survey, we also inspected inside the property and found damp and crumbling plaster hidden away inside a cupboard—damage that could easily have gone unnoticed during a standard viewing.
This is exactly why a comprehensive survey matters. Looking beyond the cosmetic finish and connecting external defects with internal findings helps identify the likely cause of problems, allowing buyers to understand what remedial works may be required before committing to a purchase.
Sometimes, the most important defects are the ones hidden behind a cupboard door.
