Designing on the coast is never straightforward.

At Long Cove, every decision — orientation, form, material, glazing — was shaped by the relationship between the building and the sea.

How does light move through the space across the day?
How does the view frame itself from each room?
How does the structure sit within the landscape without competing with it?

These questions don't get answered at a drawing board. They get answered through careful site analysis, long conversations with the client, and a genuine understanding of the place.

The roof is on. The views are exactly as we hoped. And there's still more to come.

Another exciting milestone at Long Cove. 🏡

With the roof now complete, the scale of this project is really starting to come to life.

As the structure has taken shape, the sea views have opened up exactly as we envisioned — that seamless connection between home and coastline that drives everything we do.

There's still plenty ahead, but it's genuinely exciting to see the design becoming reality.

Not every barn conversion starts the same way.

Cann Orchard came to us as a Class Q conversion, a permitted development route that allows agricultural buildings to be converted to residential use without a full planning application.

It sounds straightforward. In practice, Class Q in Cornwall requires careful handling.

If your site sits within an AONB — or even close to one — it shapes almost every decision that follows.

Here's what it means in practice:

→ Design must demonstrate sensitivity to landscape character
→ Scale, massing and materials are scrutinised more closely
→ Extensions and new builds face a higher bar to demonstrate they won't harm the setting
→ Certain permitted development rights may be restricted

None of this means you can't build, extend or convert. It means you need to understand the constraints before you start — and design with them, not around them.

Crannow Barn is now home.

A local Cornish couple. Two derelict agricultural buildings. And a design that gives them a new purpose without erasing where they came from.

Stone walls that have stood for generations. A slate roof that belongs in this landscape. A contemporary timber addition that brings the whole thing to life — open-plan, light-filled, framing views across the North Cornwall countryside.

This is what sensitive design can do for redundant rural buildings. It preserves something worth keeping, while creating something genuinely new.
