What Is an EICR & Why Do You Need One?
An EICR (Electrical Installation Condition Report) is a detailed inspection of a property’s electrical systems and installations. It checks whether your electrics are safe, compliant, and fit for continued use.
The inspection identifies:
✅ Electrical damage or wear & tear
✅ Faults that could cause electric shock or fire
✅ Overloaded circuits
✅ Outdated or unsafe installations
✅ Lack of earthing or bonding
✅ Any non-compliance with current regulations
Who Needs an EICR & How Often?
🏠 Private Landlords – Every 5 years (legal requirement in England) or at change of tenancy.
🏢 Social / Public Housing Landlords – Typically every 5 years in line with housing safety standards and duty of care obligations.
🏬 Commercial Properties – Recommended every 5 years, or more frequently depending on the type of business, insurance requirements, and condition of the installation.
🏡 Homeowners – Recommended every 10 years, or when buying/selling a property (optional).
What Do The EICR Codes Mean?
During the inspection, issues are categorised as:
🔴 C1 – Danger Present: Immediate risk. Urgent action required.
🟠 C2 – Potentially Dangerous: Needs remedial work completed as soon as possible.
🟡 C3 – Improvement Recommended: Not immediately unsafe, but upgrading is advised.
🔵 FI – Further Investigation Required: A potential issue has been identified and needs further assessment.
If your report contains C1, C2 or FI observations, remedial works are usually required before the installation can be deemed satisfactory.
