Choosing paint isn’t just about colour 🎨

Different paints perform very differently.

Contract matt is cheap and quick. Vinyl matt is a good everyday option. Durable washable paints are better for high-traffic areas, while specialist lime, clay and mineral finishes can be more suitable for traditional buildings.

We’ve been called to investigate a suspected staircase defect within an Airbnb rental property.

Visually, defects like this can be easy to overlook.

Sometimes the best damp treatment is outside the building — not injected into the wall.

At this rental property in Newport, the external ground level was contributing to low-level damp by bridging the base of the wall.

The solution was to reduce the adjacent level, expose the wall correctly and form a permeable lime/limestone chipping channel.

This helps separate the wall from the surrounding ground, improve drainage and allow the masonry to dry more effectively.

Damp diagnosis should always start with why the wall is wet, rather than automatically reaching for chemical damp proofing.

THIS PLANT COULD DAMAGE YOUR WALL

During inspections we regularly find Buddleia and other established vegetation growing from defective mortar joints, cracks and openings within walls.

As woody growth develops, it can worsen existing defects and contribute to deterioration of the surrounding masonry.

Early removal and appropriate repairs are normally considerably easier than dealing with a badly damaged wall later.

Poor lead flashing and a deteriorating fibreglass flat roof could both result in water ingress and a significant repair bill after completion.

Would it make me walk away?

No — but I’d want the cost and risk reflected in the price.

Damp spots appearing through your walls? 👀

These marks aren’t random — they’re appearing around the plasterboard fixing points.

This is interstitial condensation, where cold spots are contributing to condensation within the building fabric.
