No brackets on this down pipe today and the gutter was full of debris, a little wobble and all the water came gushing out! 😱

Safe to say this was a shock!

Spray foam insulation in roofs might look like a quick win on energy efficiency – but it’s one of the most costly defects we now find on home surveys.

Both RICS guidance and the PCA have raised serious concerns about spray foam applied directly to the underside of roof coverings. Why?

- It can trap moisture against the timbers, increasing the risk of rot and decay.
- It hides the true condition of the roof structure – surveyors can’t properly inspect rafters and sarking.
- Many lenders are wary of it; some will *refuse* to lend until it’s removed and the roof is properly assessed.
- Professional removal is expensive and often requires significant roof repairs or replacement.

If you’re buying, selling or considering spray foam, check the latest RICS and PCA guidance first and speak to an independent surveyor. What looks like an energy upgrade today can easily become a major valuation and repair problem.

Before you go vertical, get the base right. 🧱

A strip foundation is only as strong as its footing, so don’t rush this step:

- Excavate to solid, undisturbed ground (below frost line where required).
- Compact the base properly – no loose soil, no organic material.
- Use the right depth and width for your load and soil conditions.
- Keep the trench clean and dry before pouring.
- Use level markers and check, re-check, and check again.
- Make sure to follow the design.

A few extra hours getting the footing right can save you thousands in cracks, movement, and repairs later. Build on a solid start – literally. 💪

Why is it important to get your drains checked?! 🙄

Escape of water can cause be a serious issues with the surrounding ground and sometimes subsequently the foundations of a property!

If the water levels in the ground increase this could cause heave in certain soil types which can literally move the house itself causing cracking! 😳

If drains become blocked that can lead to foul smells around the property and potentially in the worse case scenarios the foul to back up out of the toilets potentially cause damage to the inside of the home. 😱

If your buying a property always make sure that you get the drains inspected and if they aren’t get the reason why as they are a forgotten part of the home when home buyers are shopping around!

Don’t you love it when your insulation is as wet as a sponge cleaning a car?! 🚗

This is an external wall insulation on a project numerous issues with it however it appears the wrong kind of insulation has been used 🫠

With a small amount of pressure water is pouring out!

This was done on a solid wall and now there’s going to be a significant amount of moisture trapped creating issues down the road internally with penetrative damp 😱

Not only that the insulation is now compromised and isn’t fit for purpose…

Looks like this is going to be a costly repair 🙄

The feed back we get makes us all the more motivated to maintain our 5 ⭐️⭐️⭐️⭐️⭐️ service across the board!

Improving from that base level can only mean one thing…a better experience for our clients 🫡

This one in particular was a bit of a interesting survey being on a listed building and being sold with 2 bedrooms which were non-compliant and therefore not bedrooms 😱

It can happen especially when it’s an older building, that’s why it’s crucial to do you pre-purchase due diligence 👌

My new build is damaged what do I do?!

Well first thing is to check if your in your builders defect liability period, what this you ask…🤔

This is the period when the builder is responsible for fixing defects with the property and is usually up to 2 years of the structural warranty period.⏳

If you are out of the builders defect liability period then you should make a claim against the warranty, this will be of no cost to you (or at least it shouldn’t!) and then a claim process will take place and hopefully lead to getting your repairs done! 🥳

If your still in your builders defect period and they aren’t playing ball then getting third party reports is a good place to start though this will be at a cost to you and if this can be avoided then it should! 🤞

Best thing to do with any new build is to get a snagging survey done when you buy it which can be done anytime in the first 2 years after purchase though the sooner the better!

Ideally getting in before exchange of contracts will be when the builder is most amenable to remediate any defects found as they haven’t had the sale go through yet!
