Garage Conversion we recently finished in Penicuik. A great transformation that’s turned an underused garage into a comfortable and practical living space.
Here’s a breakdown of the work carried out:
• Removed both existing garage doors
• Built new frames and installed modern windows in keeping with the rest of the property
• Cut out two new door openings and fitted doors complete with standards, facings and handles
• Strapped and sheeted the ceiling, allowing for downlights installation
• Boxed in the boiler and created a neat, accessible cover
• Boxed in exposed pipework
• Installed internal window to sills
• Fitted skirtings throughout the room

Some pictures of the vented Cupola we manufactured an fitted on a church roof in Langholm.
We replaced the previous deteriorated ventilation coupla as it was no longer fit for purpose.
We replaced it with a more simple, traditional look which is what they asked for and we’re more than happy with how it turned out.

6 New Sash and Case Windows we Manufactured and Fitted in Edinburgh’s Southside! 🪟 🪟 🪟 🪟 🪟 🪟
We replaced the rotten existing sash and case windows with new like for like 6/6 style windows.
We also made sure the windows were fully draft proofed by inserting brush strips in all our parting beads, baton rods and midrails, which will help keep the heating bills down and the sound pollution to a minimum.
We primed all the windows as well as fitting new brass ironmongery, sand mastic on the outside and fitting the simplex system on the windows which will allow the bottom sashes to swing inwards for cleaning/maintenance.
Manufacturing and fitting the new windows wasn’t the only work we carried out, we also refurbished the shutters making sure they aligned correctly and fitting new brass catches, hinges and handles on them all.

A bay window we double glazed and draft proofed in Blackhall earlier this week. With fully draft proofing the windows and upgrading the glass it’ll help the property stay warm and lower the heating bills while also preventing noise pollution from the outside.
The work we carried out on these was:

- Removing sashes, parting beads, baton rods. ✅

- Removing existing glass and routering the sashes to accommodate 12mm glass. ✅

- Fitting, securing and puttying new units. ✅

- Re weighing all sashes and adding the new additional weight so they can move up and down as they should. ✅

- Re roping sashes with new wax sash cord. ✅

- Fitting new parting beads which include intergrated 8.5mm brush strip draft proofing. ✅

- Fitting new baton rods which include intergrated 8.5mm brush strip draft proofing. ✅

- Draft proofing midrails and sash sills. ✅

- Midrails alignment. ✅

- Fitting new brass ironmongery. ✅

Thanks to roddycampbelldecorators sending over pictures of some of sash and case windows we refurbished late last year on Northumberland Street.
We worked on a total of 18 windows in this Georgian Townhouse, draft proofing the windows, carrying out rot repairs and various other remedial work that needed done
After Roddy working his magic on them you’d never be able to tell these window are probably 100+ years old.
They now operate and look as good as new and have the added bonus of draft proofing to keep the property nice and warm.

Some windows we helped refurbish in the past situated next to The City Observatory on top of Edinburgh’s Carlton Hill. It’s not often you get to work on a world heritage site.
Without doubt the best views we’ve had to look at whilst working on windows and definitely up there with some of the best looking windows we’ve worked on too.

Windows we refurbished and draft proofed on Grovsvenor Crescent.
These windows stood over 3metres tall and along with that they were very heavy but as they say “If there’s a will, there’s a way”. They now look as good as new having been painted on the outside and varnished on the inside as well keeping the house nice and cosy with being fully draft proofed,
The work we carried out on these was:

- Removing existing parting beads and baton rods.

- Fitting new parting beads which include intergrated 8.5mm brush draft proofing.

- Fitting new baton rods which include intergrated 8.5mm brush draft proofing.

- Removing any rot we found and replacing with new treated wood.

- Making sure all windows operate as should adding any necessary weight where needed.

- Re Roping sashes with new wax sash cord.

- Reinstating the simplex system so window can swing in.

- Removing existing crumbling sand mastic, foaming cavity and renewing with new sand mastic.

- Fitting new brass ironmongery (locks, handles, clutches, hinges, thumb turns.

Work we carried out on three dormer windows in a b&b on Broughton Street,
This job had its difficulties one was having to run like for like hardwood mouldings to match the existing rotten ones on the outside of the dormers, another was the client wanted to avoid getting a scaffolding so we worked alongside Frankie (the guy hanging on the ropes in the pics) who helped us replace the rot on the places we couldn’t reach.
We also fully refurbished the windows and draft proofed the windows, the work we carried out on this job was:

Manufacturing new like for like sashes to replace the old rotten sashes. ✅

Replacing broken glass with new. ✅

Removing rot from the cases and replacing with new treated wood. ✅

We reinstating the easy clean system so windows can swing inwards for cleaning and maintenance. ✅

We fitting new brass ironmongery. ✅

We also fully draft proofing each window so the flat can stay nice and warm. ✅

We removed all rotten facings, sills and mouldings from the outside of the dormers windows and replaced with new. ✅

We also co-ordinated all trades so the windows could be brought to a finish in time for the next guests arriving. ✅
