Have you been advised that you require a Certificate of Lawfulness?

There are various circumstances where a Local Authority, solicitor or other professional may advise that a Certificate of Lawfulness is required to formally establish the lawful planning status of a property, development or use.

This could relate to:

✔️ Works or alterations previously carried out to a property
✔️ The existing use of a property or land
✔️ Proposed works where formal confirmation of their lawfulness is required
✔️ Historic development where the planning position needs to be established
✔️ Property sales or other circumstances where formal planning evidence is required

A Certificate of Lawfulness provides a formal legal determination from the Local Authority on whether the particular development or use is lawful for planning purposes.
