Renovating your home? Before you get carried away choosing tiles, kitchens and paint colours, there are a few things worth working out first.

More space? Better layout? More storage? Or simply bringing a tired room up to date?

3. What condition is everything underneath?
Walls, floors, plumbing and electrics can all affect the final cost, especially in older properties.
4. What needs to happen first?
Good sequencing matters. You don’t want to install a beautiful new floor before the work that could damage it has been completed.
5. What’s my realistic budget?
Don’t just budget for the things you can see. Allow for preparation, waste, making good and the possibility of unexpected work.
