In most cases planning permission will need to be obtained before you can build an extension however this is not always the case, for instance, you can add 8 metres onto the back of a detached property that is a single storey without the need of planning. However, if your planned extension covers more than fifty per cent of your land then you will need to get permission before you start to build. It is worthwhile to note that any extension without planning permission must use the same materials as the current property.⠀⠀⠀⠀⠀⠀⠀⠀⠀

General repair work is excluded from Building Regs but new building work, including alterations, must comply with the Regulations, however, certain new buildings such as sheds, outbuildings and some conservatories are exempt.⠀⠀⠀⠀⠀⠀⠀⠀⠀
