What replaced this old conservatory completely changed how this home is used.

We’ve officially started work at Elm Cottage, a double storey side extension project set within Calcot Park Golf Course in Berkshire.

This project is being delivered by our in-house team, from the architectural design and structural engineering right through to the build itself.

Miss this window and your extension gets pushed back a full year.

If bats are flagged during your planning process, you will need an ecology survey. That survey can only happen between May and October. Miss that deadline and the council will not accept anything else. You are waiting until next May.

And it is not just one survey. The council are now pushing for two. A preliminary survey first, then an emergent survey on top which comes in at around triple the cost. That comes as a shock to a lot of homeowners.

This one will always be special to us.

Spencer Road, East Moseley. An early Victorian property bought as a project house and transformed into a modern dream home with a two storey extension, open plan living, luxury bathrooms and a brand new second floor bedroom created from what was previously just a loft space. Same plot. Completely unrecognisable.

Before vs After. Spencer Road, East Moseley.

This early Victorian property had not been renovated for a very long time. The clients bought it as a project, knowing exactly what they wanted to achieve. They had the vision. They just needed the right team to design it properly.

At HAC Designs we handled the architectural drawings and structural engineering for the full transformation. We demolished the old conservatory and designed a two storey rear and side extension at the rear and side of the house. A symmetrical facade with dual balconies and apex windows completely changed how the property looks from the street. The ground floor opened up into a spacious kitchen and living area full of natural light, while the old loft space became a brand new bedroom complete with ensuite and bespoke built in wardrobe.
