Why Emergency Light Testing Matters
Emergency lighting is a critical safety feature in any building. In the event of a power failure, it provides illumination to help occupants evacuate safely and allows staff to shut down hazardous processes. Under the Regulatory Reform (Fire Safety) Order 2005, responsible persons must ensure that emergency lighting systems are properly maintained and tested.
The British Standard BS 5266-1 outlines the requirements for design, installation, and maintenance. Compliance involves:
Monthly Functional Tests: A short duration test to ensure lights switch on automatically.
Annual Full Duration Tests: A complete discharge test (typically 3 hours) to verify battery capacity and runtime.

Why Fire Extinguisher Servicing Matters
Regular servicing ensures that:
Extinguishers are fully charged and pressurised.
Components such as hoses, nozzles, and seals are intact.
Labels, tamper seals, and service tags are up to date.
Any damage, corrosion, or leakage is identified and rectified.
Failure to maintain fire extinguishers can result in enforcement action, invalid insurance, and most importantly, a risk to life in the event of a fire.

Why Fire Risk Assessments Matter
A Fire Risk Assessment is a systematic evaluation of the fire hazards in a building and the measures in place to mitigate them. Under the Regulatory Reform (Fire Safety) Order 2005, it is a legal requirement for all non-domestic premises in the UK to have a suitable and sufficient fire risk assessment carried out by a "competent person."
The assessment identifies:
Fire hazards (sources of ignition, fuel, and oxygen).
People at risk, including employees, visitors, and those with disabilities.
Existing fire safety measures (alarms, lighting, extinguishers, escape routes).
Areas for improvement to reduce risk and protect life.
The resulting report provides actionable recommendations to help you comply with the law and ensure the safety of everyone in your building. Regular reviews are essential, especially after changes to the building or its use.

PAT testing for landlords is often charged at one price for a set number of items. So, for a smaller property, you may expect to pay around £45 for up to 25 appliances or around £75 for up to 50 items. Extra items can be added on for an extra cost of around £1 per item. The latter is usually required for HMOs (Houses in Multiple Occupation), blocks of flats or larger properties.
