Timber framed house owners loved where they lived, didn’t wish to move but needed more space. They looked to convert their loft to achieve this.
Undertaking research, they were informed by various construction industry personnel that, as they lived in a timber framed house, “it wasn’t possible”; “they would have to strip out the internal walls to get structural posts taken down through the house to foundations.”
They considered giving up until contacting an Architect who had already been involved with timber framed house loft conversions using the Ponte System.
They met with Pauline Warde, Chartered Engineer from PW Design NI Ltd., who gave them the confidence to proceed with the project.
Commenting after completion, the homeowners said, “It was a very smooth process and the loft conversion build took 5 weeks by specialist contractor, Complete Loft Conversions. A timber framed, detached bungalow homeowner is using the Ponte System in their roof conversion project. A timber framed home loft conversion using the PONTE SYSTEM is now underway. The homeowner is utilizing their loft place to create two new bedrooms and a shower room. This property is ideal for a loft conversion, with a loft height of 4.6m, comfortably meeting the recommended loft height of 2.2m needed. The work is being carried out by specialist roof conversion contractors, ‘Complete Loft Conversions’ who have undertaken a number of timber framed home roof conversions using the Ponte System. The Ponte System was developed & patented by Pauline Warde from PW Design NI Ltd., to address the problem that timber framed home owners were encountering when enquiring of the construction industry to convert their loft spaces. ‘Can’t be done’, ‘It’s a specialised job and will be very expensive’ and ‘Better off replacing the whole roof’. These are just some of the feedback from Ponte System clients. Since its first installation in 2017, the Ponte System has been used in detached, semi-detached, mid-terrace and bungalow configurations of timber framed houses to create new, usable space in the lofts. The Ponte System enables timber framed home-owners to convert their loft space as easily as traditional build houses. The Ponte System has been commissioned on two new timber framed home loft conversion projects and we look forward to posting on progress.

‘A life changer!’ is how the owner of a mid-terraced, timber-framed home describes the Ponte System. The homeowner is using the Ponte System to convert their roof space to create two new bedrooms and an ensuite. With a family and working from home, being able to continue to stay in their house whilst the work is being undertaken was not possible with other options but is with the Ponte System. Using the Ponte-System, a timber-framed bungalow homeowner has created 56m2 (600 sq.ft) of new usable space in their loft. Video of the completed project with work undertaken by specialist contractor, ‘Complete loft Conversions’. The homeowner provided the following testimonial.

How best to add value to your home? New kitchen? New bathroom? Redecorate? The answer according to Richard Donnell from Hometrack, quoted in the Times (17/02/23) is, ‘Add space, such as a loft conversion or extension’. This is unsurprising when a report by Which found the average living area space in UK homes has shrunk from 83m2 in the 1970’s to 68m2 in the 2010s. Coupled with shrinking gardens, converting a roof space into habitable space is a very popular choice for homeowners seeking to increase space as well as add value to their homes. Until the invention of the Ponte System by Chartered Engineer Pauline Warde of PW Design NI Ltd, roof conversions for timber framed homes proved problematic and expensive. The owner of a timber-framed bungalow is currently converting their roof space using the Ponte System. The original floor area of their home was 79m2 (850sq.ft). Their roof conversion is adding an additional 56m2 (600 sq.ft) giving them an overall floor plan of 135 m2 (1450 sq.ft). A roof conversion makes efficient use of space you already own.
