ANOTHER PROJECT WARRANT SUBMITTED

We’ve just completed and submitted a building warrant for our client’s commercial project. The client required additional storage space within their existing warehouse, and this meant exploring how best to utilise the mezzanine floor while remaining fully compliant with all relevant regulations.

This project involved strict fire safety requirements. Due to the size of the mezzanine and the nature of the building use, the design had to incorporate two enclosed 60 minute fire resistant escape stair cores. These protected stairs are mandatory to ensure a safe means of escape and to provide all occupants with a fully protected zone during evacuation. With limited layout options available, the final design carefully integrated both stair cores while maintaining workable circulation and maximising usable storage space.

These are exactly the types of projects we enjoy at SJM. When regulatory constraints limit design freedom, thoughtful planning and technical understanding become essential. Our final solution worked within the warehouse footprint, met all compliance requirements, and delivered the increased storage capacity the client needed, all while achieving their intended vision for the space.

BUILDING WARRANT APPROVED

We’re pleased to confirm that the building warrant for our commercial client’s newly acquired industrial unit has now been approved.

This project involved creating a compliant tea preparation area and WC facilities within the existing unit, ensuring all works met the relevant non domestic Building Standards. Our role was to prepare the full warrant drawing set, supporting documentation, and compliance notes and approval now confirms that the design is fully compliant and ready to move confidently into the construction stage.

🔥 The Beginning of a Mammoth Restoration Job

Before we can restore an A-listed property, sometimes there's a lot to overcome first — and this project started with fire damage throughout.

Every room affected, original features scorched, and a huge amount of work ahead just to make the property safe before restoration can even begin. It's a stark reminder of how much can be lost — and exactly why the work we do to bring buildings like this back matters. 🏛️

AWM were tasked with taking this property from fire-damaged shell back to its former glory, using traditional methods and materials to preserve its original character.

WE ARE BACK AT IT

Apologies we’ve been a little quiet recently however, we’ve been busy in the background progressing our live commercial and non commercial projects.

We’re now underway with a new and exciting project for a client who has recently purchased a 1930s bungalow in a conservation area of Glasgow. The property has a quirky layout with areas of wasted space the perfect opportunity for thoughtful redesign.

We’ve been brought on board to reimagine the internal layout and develop a new attic conversion to create additional bedroom space. This is a fantastic project to be part of, and we’re looking forward to delivering a design that captures the client’s vision while meeting all functional and practical requirements.
