Sometimes we get odd requests.

Like this one for example.

Our client asked if we could remove the slabs within the access manholes completely and replace with cement.

Reason being every time other contractors would take off the covers, it was causing the slabs within to crack and was then a trip hazard for residents.

Being an area with heavy pedestrian traffic, this was very important, but also whilst preserving the aesthetic as best as possible.

And the result?

Well… I’ll let the pictures speak for themselves.

Going the extra mile…

We were originally asked to redecorate the ceilings of this three-bedroom flat between tenancies.

However, once the tenants had moved out, we noticed a number of additional scuff marks on most of the walls that appeared to have been caused during the move.

We contacted the landlord, explained what we had found and reassured him that we would do what we could within the time and budget already allocated.

A few days later, the original scope was complete, the additional scuffs had been made good and, while we were there, we also scraped away old paint that had been left on the bathroom tiles by the previous decorator.

We could have easily charged more for the extra bits outside of the original scope, but sometimes you have to ask yourself - why?

If it’s something we can reasonably sort while we’re already there, what’s the harm?

It’s that time of the year 🍁

Yes that’s right.

The leaves start falling, the outlets get blocked, the leaks start happening and you need someone to attend ASAP.

This block in Enfield were one of the unfortunate ones before the season even hit.

We found the outlet was blocked with debris after reports of water ingress into the porch below. This has since been cleared and some minor mastic works carried out too for good measure.

As October nears, the emergency callouts for blocked gutters and drains begin to pick up.

Plan and get in there before the leaves do. And before it’s too late.

Always investigate external leaks properly.

It’s easy to rush an external leak investigation, especially when the rain has stopped, the leak has dried up and the trail has run dry.

But like any good leak detective, sometimes it takes patience, attention to detail and a willingness to keep looking until you get to the bottom of it.

A few minutes into this investigation, we spotted that the flue collar was loose, allowing water to enter during windy and wet conditions.

Inside the flat below, limescale staining was also found around the boiler flue, which tied in nicely with what we had found on the roof.

A repair was carried out on site, the flue was tested and a full report was sent over to the client a few hours later.

All sorted just in time for the rain that followed shortly after 😂

’Tis the season to be rainy ☔️

Anyone else start looking forward to Christmas as soon as September hits and the rain doesn’t seem to stop? Or is it just me?

When you receive this at 5:21PM on a Friday…

Can’t say I was excited to tackle this one, probably around 150kg of glass that needed to be taken down & made safe ASAP.

Then to top it off, when we arrived on site, the neighbour had the same issue!

4 men, some acrows and a few hours later - job done and panic over.

Excellent work from the team as always 👏

Did it grab your attention?

Well it certainly did grab mine when I was first sent this a couple weeks back 😅

To make it worse, it was sent over quite late in the day meaning trying to source a replacement from suppliers was even more difficult.

In typical VB style: we reassured the tenants, made sure they avoided using the hob and got an engineer there first thing in the morning.

The Power of a Thermal Camera 💪

When investigating leaks, it’s not always easy.

Especially when it’s flat to flat or if a leak is effecting a communal hallway with no idea where it could be from.

This was the situation at this block in Hounslow. A leak was coming through a light fitting just below where this engineer is investigating.

But with the help of the thermal camera, we were able to track down a damp patch localised to a flat in no time.

The ability to see through walls has saved us on many occasions both in investigating the correct flats but also not wasting time and money.

Landlord of the property has been contacted and investigation pending.

A reminder to service your ventilation systems 🚨

With the recent hot weather, air conditioning units and ventilation systems have been working overtime.

The more moisture they’re extracting from the air, the more important it is that the drainage system is working as it should.

Unfortunately, that wasn’t the case here.

After reports of a leak through the ceiling, we opened the access panel to find a blocked drainage outlet. Water had nowhere to go, so it had backed up and pooled in the drip tray until it eventually overflowed.

A simple maintenance visit could have prevented the issue before it became a leak.

If your ventilation or air conditioning systems haven’t been serviced for a while, now is a good time to get them checked.
