Planning permission granted — Harrow.

This one means a lot. When we were approached for this project, it already had a history behind it. Previous architects. Previous applications. Previous refusals. A semi-detached property in Harrow with a stepped existing footprint that made the planning process more complex than most.

We started from scratch. Back to the existing surveys, existing drawings, existing constraints — understanding exactly what we were working with and why previous attempts hadn't succeeded before a single proposed line was drawn.

From there, a clear strategy. A thorough and considered application package that left nothing to chance. Single storey front extension incorporating a new porch, single storey side to rear wrap around extension — 6 metres to the rear, 4 metres to the side.

Granted. First time.

The planning strategy made the difference. Understanding what had gone before, why it hadn't worked, and approaching the application with a considered and thorough position from the outset. That's not luck — that's experience.

Now we move straight into the next phase. Building regulations drawings, Thames Water application, structural engineering design and full interior design — all produced in house. Construction to follow later this year.

From drawings to done — Field End Road, Ruislip
The final stages of a project tell you everything about the standard held throughout — and this one was no different.

New stud walls forming the ground floor WC, a new ceiling structure, and a fully rebuilt timber subfloor — all constructed to the standard that everything sitting above it deserves.

Plasterboarding and full skim plastering throughout, fire-rated where required. Every surface brought back to a clean, flat finish. Every stage done in the right order, by the right people.

Structural engineering drawings produced in house. SAP assessment carried out to support the conversion of the existing conservatory roof and ensure compliance with building regulations. Technical input wherever the client needs it, not just within the four walls of the direct scope.

And the result — a single open plan kitchen and dining space where two separate rooms once stood. Dark shaker units, white quartz island, Belfast sink, integrated appliances, spot lighting — fitted, plumbed, wired and certified. A ground floor WC formed from scratch.

But beyond the build, this one means a little more. A young and growing family now have the space they needed — room to cook, to live, and to keep an eye on little ones as the family grows. The remaining finishes will come in their own time, as and when it suits them. That's how it should be.

Field End Road, Ruislip.

Three jobs that share one thing in common — none of them will be visible in the finished photos, but all of them had to be right.

First, the RSJ. Every element of the structural works was designed and calculated in the structural engineering drawings we produced before the project started — beam sizing, post positions, temporary supports, pad foundation. When the wall came out, everything went in exactly as specified and was signed off on inspection by building control. No guesswork, no improvisation.

Below ground, a new underground drainage run was installed connecting the newly formed WC to the existing waste pipe. Falls, connections, pipe runs — all of it has to be correct first time. Once it's backfilled there's no going back, and drainage done incorrectly is one of those problems that surfaces long after the project is finished.

Above ground, the redundant external kitchen door opening was removed and closed up — DPC extended correctly, external wall finished to match the existing brickwork, blending seamlessly with the surrounding finish. Almost as if there was never a door there at all. Done poorly, damp finds its way in and the finish deteriorates over time.

This is what a quality build actually looks like beneath the surface. Every detail considered, every stage done to a standard that lasts.

Before, strip-out, and what we found underneath.

Every project starts with a brief. But before a single wall comes down, there's a process of understanding what you're actually working with — and this one was a good example of why that matters.

The brief was to open up a kitchen and dining space, remove a load-bearing wall, and create a better-flowing ground floor. Simple enough on paper. But standing in the space told a different story — varying ceiling heights, different floor levels, an adjoining structure — all of which had to be factored into the structural engineering drawings we created beforeany work began.

Week one was strip-out. Flooring lifted, kitchen removed, ceilings down, vulnerable areas protected. A controlled, methodical start that sets up every trade that follows.

Then came the moment that comes on almost every project — you open something up and find what's been hiding. A bouncing, unstable floor. Rotted timber joist supports. Leaking pipework in the ceiling void. None of it visible from above. All of it needing to be dealt with before anything else could progress.

This is where the value of an experienced firm shows up. Not in the finish — though that matters too — but in the moment something unexpected appears and you need someone who knows exactly what to do next. Clear communication with the client, a solid plan, and no unnecessary drama.

a new ground floor WC, and the removal of a load-bearing wall.
