☀️ 35°C heat, blazing sunshine, and thousands of pounds’ worth of water disappearing underground every month…

This week we were called to a large holiday park to investigate a major water leak affecting over 240 caravans and lodges across two main water supplies.

The first supply, serving around 180 caravans and lodges, confirmed the leak was on the park’s internal water network. Unfortunately, a seized isolation valve meant we couldn’t split the system down any further, so that will need replacing before the search can continue.

The second supply, serving around 60 caravans and lodges, kept us busy for two days. Using tracer gas, we tracked the leak to a water main buried deep beneath electrical cables. It wasn’t an easy find, but we got there in the end. 👊💧

Every hidden leak we locate helps our clients save money, reduce water waste, and avoid even bigger problems down the line.

Would you panic if a water company sent you a bill for over £8,400?

My customer certainly did.

She had no visible leaks, no damp patches and no obvious signs that anything was wrong. Her water usage had quietly spiralled out of control, leaving her with a huge bill.

She’d already called a plumber because she was constantly having to top up her combination boiler. The plumber inspected the boiler and investigated the potential source for the leak and couldn’t find anything.

When I attended, the real issue became clear.

The Megaflo hot water cylinder was continuously filling, which meant water was constantly discharging through the overflow pipe. At the same time, the combination boiler was running almost continuously, and the customer was forever topping up the system. Because all the excess water was disappearing straight down the overflow, there were no obvious signs of a leak around the property.

It’s a perfect example of how a hidden fault can waste thousands of litres of water without anyone noticing.

If your water bill suddenly increases, your boiler is constantly losing pressure, or you’re regularly topping it up, don’t ignore it. Sometimes the problem isn’t where you expect it to be.

Fortunately, in this case, the fault was identified, and the customer is now having the PRV on the Megaflo replaced.

💨 Tracer gas technology helped us uncover a hidden underground leak that had been costing a 23-acre fish farm around 2,000 litres of water every single day.

After a full investigation, system isolation, and tracer gas testing, we traced the leak to a burst underground pipe running near a walkway bridge and fence line.

🚨 10,000 sq ft warehouse. 70 staff. A water meter that wouldn’t stop spinning. 🚨

When we got the call, the brief sounded simple:

“Find the leak.”

It wasn’t.

The site was fully operational — 70 staff, toilets in constant use, water flowing as normal. Yet the main meter was spinning rapidly, losing over 1,000 litres a day 💧

No one knew where the internal shut-off valve was.
No visible signs of a leak.
And over 10,000 sq ft to investigate.

🔍 The search began

We checked everything — kitchens, offices, toilets, pipework, floors, ceiling tiles.

Nothing.

No visible leaks. No clear access points.
Still, the meter kept spinning.

Then, a breakthrough.

Using a borescope camera, we traced pipework behind kitchen units. With permission, we removed part of a unit…

👉 There it was. the hidden internal shut-off valve.

We isolated it and checked the meter again.

It stopped.

That told us everything, the leak was inside the building.

🚧 But the real challenge was just beginning

We located a water tank 15–20 metres above ground, with no safe access.

The only way up? A cherry picker.

With help from the site team and an electrician already on site, we gained access.

The tank was empty… but refilling.

Something wasn’t right.

💥 What we found

Testing the system revealed two separate issues:

🔧 Leak #1 – Urinal system
Each time the tank filled, water flooded a faulty urinal cistern, overflowing continuously and wasting large volumes of water.

🔧 Leak #2 – Hidden behind a wall
A leaking waste pipe from a basin, concealed within a wall cavity. Slow and unnoticed, but already damaging the hallway floor.

Two separate problems.
One major loss of water.

⚠️ The outcome

Both leaks were identified, isolated, and clearly explained to the client, preventing further waste and damage.

💡 The lesson

In large commercial properties, leaks don’t always shout — they hide.

Behind walls. Above ceilings. Inside unseen systems.
And sometimes… there’s more than one.

🚿 A Hidden Shower Leak Between Two Flats.

We were recently called to investigate a recurring water leak affecting a basement flat, despite the issue previously being reported as resolved.

Initial inspections found no visible signs of leakage beneath the bath, shower tray, or waste pipe. Controlled tests were carried out by filling and draining the bath and running the shower for an extended period, but no leaks were observed.

To rule out external causes, we also conducted hose testing on gutters, drainage points and nearby manholes for over an hour, with no water ingress detected in the property below.

However, after further targeted testing of the shower enclosure, the issue was finally identified.

When water was directed at the corner joints of the shower panels, a small leak appeared. Water was escaping from the shower unit, travelling beneath the floor tiles and tracking into the bathroom ceiling of the basement flat below.

🔎 Key Takeaway:

Even minor failures in shower panel joints or silicone seals can allow water to travel unseen through flooring and ceilings, making leaks extremely difficult to trace without systematic testing.

Situations like this highlight the importance of methodical leak detection investigations, particularly in flats, basements and multi-occupancy properties where water can travel significant distances before appearing.

When the Meter Kept Spinning:

Leak detection isn’t always straightforward and this recent job proved exactly why persistence, the right tools, and teamwork matter.

We were called out after a customer noticed their water meter spinning rapidly alongside a loss of pressure across a coastal holiday home site. With no shut-off valve and a large investigation area to cover, this was never going to be a quick fix.

On arrival, we met a contractor, who had already exposed several sections of pipework in an attempt to locate the issue. Despite checks confirming none of the individual chalet meters were registering abnormal flow, the main meter told a different story.

We conducted a thorough visual inspection across the site and checked drainage routes, finding no obvious signs of flowing water. To narrow things down, we capped exposed pipework and isolated sections of the system, sourcing multiple fittings to suit varying pipe sizes along the way.

Even after isolating roughly half the site, the meter continued to spin. Acoustic testing with a ground microphone revealed no clear indication of escape points, so we escalated to tracer gas testing. A rapid pressure drop confirmed a major leak, and after carefully adjusting pressure levels and carrying out an extensive search, we located the source in the final hour of inspection.

Excavation the following day confirmed the fault, the main pipe had shifted out of a T-joint connection, allowing water to escape underground.

This job highlights how complex underground leaks can be and why systematic investigation methods matter. If you’re responsible for property, development, or infrastructure, early detection can prevent costly damage and disruption.

💧 Two Leaks. One Property. One Persistent Drip.

When Thames Water flagged a potential leak between the main meter and the internal stop valve, we went straight to investigate.

✅ Loft? Checked. Combination boiler? No leaks.
✅ Upstairs bathroom? Inspected with a borescope — all clear.

Then, under the kitchen sink… there it was:
A tiny drip from the internal stop valve. Just one drop every 12 seconds, quietly running behind the unit onto the concrete floor. Small, but relentless.

We replaced the faulty valve and ran tracer gas testing to be thorough.
Within minutes, a second leak revealed itself — this time underground, at the main supply outside the property.

💡 Two leaks discovered:
1️⃣ Internal stop valve beneath the kitchen sink
2️⃣ Underground leak on the main water supply

Internal valve replaced. Full diagnosis complete. Clear next steps for the property owner.

A Flat Roof Less Than a Year Old… And Still Leaking 💧

This flat roof had been replaced less than 12 months ago, but water was still getting into the property and showing on the living room ceiling.

After carrying out a full visual inspection and controlled hose testing, we identified two separate leak points:

• A poorly sealed gutter bend
• A defective roof corner detail

Both areas were allowing water to track through the structure and appear internally.

This is a good reminder that even new roofs can fail if the sealing and detailing aren’t done correctly. The issue wasn’t the whole roof — just specific weak points that needed proper attention.

Accurate leak detection means:
