An interesting week ( with a sprained and bruised ankle!) boiler services. Repairs. Blocked condense traps. Gas safety checks and a gas fire repair that turned into a bigger job.

Poorly boiler today. No hot water. Error codes indicated that it had no spark. Well! Stripped and cleaned. Spark electrode had some of it missing and the ionisation probe had become wafer thin. Parts replaced. Cleaned and flushed. New parts fitted. Fires up on the button and turned the hot water down as it’s now too hot!

Service and repair of a R35 combi today. Report of loss of pressure and an occasional drip from the external pipe.
New PRV and expansion vessel as the bladder was found to be failed. Boiler serviced and running nice. Customer happy.

Very poorly Vaillant boiler today. Error messages, report of an occasional drip and poor combustion. Stripped cleaned and flushed. New pressure sensor, AAV burner seals and electrodes. Then fresh system inhibitor added. Customer states it’s running hotter and quieter.

Another poorly boiler. An Alpha this time. Error messages and constant re light failures. Stripped and flushed with my pressure washer. Air and gas ways cleared. Condense trap cleared. New parts fitted. Fires first time. Happy customer.

Repair on a biasi boiler. Boiler was short hot cycling, hot tap running hot/ cold boiler firing and stopping. Changed the plate heat exchanger and the AAV as the float had become stuck allowing water to bypass and leak out. New parts and O rings fitted. Cleaner wouldn’t clear the blockage, inhibitor put in after the parts change to aid the boiler.

Servicing and repairs. Plus a smart thermostat upgrade. Blocked condense traps. Gas valves needing reset. . Boiler shut off due to it being unsafe.

Couple of Baxi boilers had two different issues but the same fault fix. Boiler over pressurising when off. Traced fault to a pinhole in the plate heat exchanger, cold water getting into the heating circuit. Tested the filling loop for a failed valve. New plate, expansion vessel and PRV fitted. Second Baxi having hot water issues. Boiler cycling up to 90 degrees and stopping, cooling and then starting again. Plate heat exchanger found with compromised flow, unable to clear blockage so new plate fitted.

Finish the week off with a couple of services. A landlord check and a boiler repair. Condense trap quite blocked. Magna filter cleaned out. Expansion vessel prv and condense pipe replaced
