You don't remember agreeing to this. There's nothing in writing. But the work is half done and you feel stuck.

This is how variations are supposed to work:

1. Any change to the original scope is identified early
2. A written variation order is issued — detailing what it is, why, and the exact cost
3. You review it. You agree in writing. Work starts.
4. It's added to the contract as a documented change

No surprises. No arguments. No "I assumed you knew that was extra."

Every variation on every project we manage goes through this process. No exceptions. The original quote stays the original quote unless YOU change the scope.

Here's exactly how it happens:

The low quote leaves out: drainage allowances, structural steel, building regulations fees, disposal costs, unforeseen groundworks, internal finishing to a decent spec.

You accept it because the number looks good.

6 weeks in, the "extras" start arriving. Each one comes with a reason why it wasn't in the original price.

By the end, you've spent 40% more than the builder who quoted you fairly at the start — the one you turned down because they "seemed expensive."

We quote everything. Every allowance. Every potential unknown discussed and agreed upfront.
