Sometimes it’s just an extra room. Warm lighting, a proper sofa, a view back to the main house across the garden.

An extension in every sense except the planning application.

Somewhere to sit in the evening with a book and a drink, watching the kitchen lights on across the lawn. Somewhere to put the friends who stay too late. Somewhere the family drifts to when the sofa in the living room is full.

The building at the bottom of the garden becomes part of how the house is used, not separate from it.

The bit of the roof edge where the fascia meets the cladding cleanly. The way an outdoor light sits flush against the wall rather than proud of it. The corner join where two runs of timber meet without a visible seam. The reveal around a door frame that lines up with the cladding course above and below.

None of this is what sells a garden room. What sells one is the idea of the space, the light in the morning, the walk down the path with a coffee.

The dark cladding, the bamboo, the deck spilling out in front. Some garden rooms are built to blend in. This one was designed with a clear mood in mind.

One of the first questions we get asked when it comes to garden rooms is about planning permission.

The good news is, in most cases, you won’t need it.

Garden rooms are typically built under permitted development, as long as a few key conditions are met:

✔ The structure is under 2.5m in height
✔ It doesn’t take up more than 50% of your garden space
✔ It’s not used as living or sleeping accommodation

Every property is different, but this is where we help.
