Plans Completed – Wath upon Dearne 🏡

We’re pleased to share another completed drawing and planning project for a single-storey extension and outdoor office space in Wath upon Dearne.

This carefully designed extension will provide our customers with the additional space they’ve been dreaming of, while also creating a separate utility room to improve the functionality and flow of their home.

The proposed outdoor office space will offer a dedicated working environment, allowing our customer to work from home with fewer distractions and greater efficiency.

From existing and proposed plans to elevations, sections and detailed drawings, we’re proud to help turn our customers’ ideas into practical, well-designed spaces.

Following on from our post yesterday regarding the trial hole excavation in Badsworth, we’re delighted to share that we have now been appointed to undertake the drawing work for our client. 🙏🏼

We’ll be assisting our client by producing a comprehensive set of plans for the following proposed works: ✏️

🔹 A loft conversion to create a new bedroom, featuring a small dormer, en-suite and storage area
🔹 Transforming the existing conservatory into a more modern and practical extension
🔹 A small garage conversion to the rear of the property to create a utility area
🔹 Internal alterations to improve the layout and functionality of the home

We’re really looking forward to helping our client take another step closer to turning their plans into reality and creating their dream home. 🏡

Conservatory Upgrade – Badsworth 🏠

Trial hole dug out today in Badsworth as part of the initial checks for a conservatory upgrade.

Not all existing conservatories comply with current Building Regulations, so as part of many conservatory upgrade projects, it’s important to check the existing foundations before moving forward.

The downside is that this can mean some disruption to the external patio area. Thankfully, on this job we were able to carefully reinstate the area and leave it looking just as it was. 💪🏼

The next stage is to get the planning drawings underway for the proposed:

✏️ Loft conversion
🔨 Garage conversion

Permitted Development: What You Need to Know 🏡

Permitted development rights can allow homeowners to extend or alter their property without the need to submit a full planning application. This can include certain extensions, loft conversions and outbuildings.

However, not every property benefits from permitted development rights. Some newer homes may have their rights restricted or removed as part of the original planning permission for a development, while some older properties may also have restrictions in place.

One important point that is sometimes overlooked is the materials used. In many cases, the materials for an extension or outbuilding should match those of the existing property.

For example:
• A brick property would generally require matching brickwork.
• A rendered property would generally require a similar render finish.
• If the property uses a mixture of materials, the predominant material is usually the one that should be considered.

And remember, permitted development isn’t simply a case of checking the size of the proposed work. There are several requirements to consider, including height, boundary distances, location, materials and the specific permitted development rules that apply to your property.

So, don’t assume that you can build or convert under permitted development rights.

Carry out the initial checks first — it could save you time, money and a lot of frustration further down the line. 😊

This nature clad outbuilding is going to be a beautiful hair salon for a local resident. Jenna came to us with strict instructions and we delivered!!!

Ackworth Project Update 🏗️

Our large garage extension is now nearing completion, and the transformation is really taking shape.

With the rear extension added, the overall footprint now exceeds 74sqm — although, if we’re honest, it’s starting to look more like another bungalow than a garage! 😬

Sheffield Progress Update! 🛠️

The dormer structure is now completed with a flat roof, including 2 ridge beams installed to create a T ridge beam.

Floor joists are in, and the rafters are going in now — getting everything ready for the roofing felt and battens for the tiles 🙌🏼

Next up, 1st fix electrics and plumbing are booked in 🚽💡

Its been a steady couple of weeks finishing some outside jobs and building a media wall for a customer.

Today we had Bretts Painting & Decorating Services in on our South Elmsall project. The difference its made after one coat is amazing 😍
