We built a whole floor above a garage in West Moors, and turned the garage below into the best room in the house.

New bedrooms and a bathroom upstairs. Downstairs, the garage became a games room with a bar, darts and a 4-metre bifold onto the garden.

Two problems worth knowing about: the mains water flow measured just 12 litres a minute (not enough once another bathroom went on, so a new supply went in before first fix), and the 100-year-old roof had sagged, leaving an inch of mismatch where the new roof joined. We made good the step and told the client straight away.

This garage became a self-contained annexe, and it earns its keep twice over.

The family live in America, so it's their space when they're over visiting. The rest of the year, it runs as an Airbnb.

The tricky bit nobody sees: the drainage run wasn't deep enough at the entry point, so we reconfigured it and moved the manhole to get the right fall for the en-suite. A shower that drains properly for twenty years is the whole point of the room.

Big conversion, small footprint: the house gained a full annexe without extending outwards.

A kitchen and dining room transformed into one open-plan space in Canford Cliffs 🛠️🏡

We’ve blocked up the old archway, removed the wall between the kitchen and dining room, and installed the steel beam. A brand-new pantry is in too, and the space is really starting to open up!

Next up: first fix, plastering and the new kitchen installation, before we move on to the rest of the flat. We’ll keep everything moving with stress-free project management and our fixed-price promise, with no hidden costs.
