Managing a single lift is one thing. 🛗 Managing a portfolio of lifts, across multiple sites, projects, and contractors, is a whole different challenge. 🛗

We know that for housing associations, local authorities, property managers and large organisations, lift portfolio management can feel like spinning plates:
→ Compliance paperwork piling up
→ Maintenance schedules to coordinate
→ LOLER inspections, contractor reports, and upgrade projects, all needing attention at once

That’s where a joined-up approach makes all the difference.

At PJD Lift Consultancy, we help clients take control of their entire lift portfolio, from start to finish.
Think of us as your independent partner, keeping every piece moving, so nothing gets missed and you’re always one step ahead.

What does that look like in practice?
→ One clear point of contact for everything lift-related
→ All documentation, inspections, and reports organised and accessible
→ Maintenance and compliance managed proactively, not reactively
→ Strategic planning for upgrades, budgeting, and lifecycle management

It means less time firefighting 🔥 and more time focusing on your core business, while knowing your lifts (and your reputation) are in safe hands.

If you’re ready to take the stress out of portfolio management, let’s start a conversation.

What a great review! "I would wholeheartedly recommend PJD Lifts if you are seeking independent and sound advice about your lift. Paul is obviously very experienced in the field and is supported by Beverley in the office in providing quick administration, which can often be a negative when experts are constantly in the field. Well done all"

We've had a fantastic start from our launch last year to where we are today, and have thoroughly enjoyed meeting and partnering with so many people along the way. Here's to even more great reviews to come! ⭐️

The way we work and live keeps changing, and “flexible spaces” isn’t just a buzzword anymore, it’s a real priority for property managers, facilities teams, and building owners across the UK.

Hybrid work, multi-use spaces, and shifting tenant needs are making us all rethink how our buildings operate day to day.

🛗 In the world of lift consultancy, that means lifts and vertical transport need to be just as adaptable as the spaces they serve.

→ Tweaking lift schedules for changing occupancy,
→ keeping compliance on track as spaces are repurposed,
→ planning for those busy peak times,.. flexibility is everything.

We’re working closely with clients to future-proof their lift systems, so they’re safe, efficient, and ready for whatever comes next, from co-working hubs to mixed-use developments.

If you’re adapting your building for hybrid work or new tenant requirements, don’t forget about your lifts. The right approach can keep things running smoothly, no matter how your needs evolve. ♻️

Lift hygiene is firmly on the agenda these days, especially here in the UK, where the way we use shared spaces has changed so much post-pandemic.

We’re noticing a real shift with more organisations are opting for touchless controls, air purification, and antimicrobial surfaces in their lift cabins.

These are not just “nice extras” anymore, they’re quickly becoming the new standard for building safety and reassurance.

Whether it’s adding contactless buttons to older lifts or choosing antimicrobial finishes for new installs, these upgrades make a real difference. They help reduce risk and give everyone - residents, tenants, and visitors - greater confidence in your building.

At PJD, we’re staying right on top of these trends, helping clients find the best solutions for their buildings and budgets.

Curious about how touchless or hygiene-focused upgrades could work for you? Let’s have a chat.

🛗🎾🛗 Ever feel like you're juggling too many balls when it comes to lift maintenance? 🛗🎾🛗

If you're managing lifts across multiple properties, you know the headache.
Different contractors calling at different times.
Compliance deadlines sneaking up on you.
Maintenance records scattered everywhere.

Sound familiar? 🤷🏻‍♂️

BUT it really doesn't have to be this chaotic.

What if you could actually get a handle on all of it?
Here's what's working for property managers who've cracked the code:

• Put everything in one place
Seriously, one platform for all your lift data and maintenance records. No more hunting through emails or filing cabinets.

• Get everyone speaking the same language
When all your contractors use the same reporting format, you can actually compare apples to apples. Game changer.

• Let technology do the nagging
Set up automatic reminders for inspections and compliance deadlines. Your brain has better things to remember.

• Trust, but verify.
Regular independent audits mean you can sleep at night knowing nothing's being missed.

What happens?

👉 You get your time back, your stress levels drop, and every lift in your portfolio gets the same quality care.

Curious how this might work for your properties?

Let's chat about what you're dealing with, or ask about our lift management framework to see the full picture.

FAQ: How often should lifts be inspected under LOLER?

It’s a question we hear all the time
“How often do I really need to have my lifts inspected to stay compliant with LOLER?”

Here’s the straightforward answer, plus some practical context to help you get it right in 2026...

🛗 Passenger lifts
Must be thoroughly examined by a competent person at least every 6 months.
This applies to lifts that carry people, whether in residential blocks, offices, or public buildings.

🛗 Goods-only lifts:
Require a thorough examination at least every 12 months. If the lift can carry people (even occasionally), stick to the 6-month rule.

🛗 After significant changes or repairs:
Any major alteration, repair, or if the lift has been out of service for an extended period, triggers the need for a new inspection before it goes back into use.

Don’t forget documentation:
↳ Every inspection should be properly recorded, with LOLER reports kept on file and readily accessible for regulators or auditors.

Why does this matter?

As well being a legal requirement, they’re your front line of defence against breakdowns, safety risks, and unexpected costs.

Staying on top of LOLER schedules helps protect residents, ensures peace of mind, and demonstrates your commitment to best practice.

The Building Safety Act 2023 reshaped housing compliance, are you keeping pace?

Since its introduction, the Building Safety Act has transformed how housing associations and local authorities approach building and lift safety.

Even a few years on, the requirements continue to evolve, making it essential to stay informed and ensure your compliance processes deliver real safety for residents, not just paperwork.

Here's what you need to know and do right now:

Document Everything:
→ The Act places a strong emphasis on thorough, up-to-date records for lift maintenance, inspections, and repairs.
Make sure all documentation is accurate, accessible, and regularly reviewed.

Clear Accountability:
→ There must be a named individual responsible for building and lift safety.
If you haven't already, clarify roles and ensure everyone understands their responsibilities.

Resident Communication:
→ The Act requires transparent communication with residents about safety measures and any incidents.
Review your processes for keeping residents informed and reassured.

Proactive Risk Management:
→ Regularly review your lift risk assessments and update them to reflect any changes in use, occupancy, or building layout.
Don't just tick boxes, use risk assessments to drive real improvements.

Stay Informed:
→ Guidance and enforcement are evolving.
Keep up to date with the latest from the Regulator of Social Housing, Health and Safety Executive, and your professional networks.

Partner with Experts:
→ Working with specialist lift safety consultants can help you navigate complex requirements and implement best practice solutions that go beyond minimum compliance.

Invest in Training:
→ Ensure your teams are properly trained on the new regulations.
Understanding the 'why' behind requirements leads to better implementation and genuine safety improvements.

Compliance is more than avoiding penalties, focusing on creating safer, more resilient homes for the people who depend on us.

What's been your biggest challenge in adapting to requirements?
