We might be a little quieter on socials this week as all three of our children head back to school! 🎒

One starting secondary school, one starting primary and one going into year 4… so it’s fair to say we’ve got a busy week ahead! 😅☕️

Behind the scenes it’s business as usual and we’ll still be getting surveys booked in, reports written and everything running as normal. We might just be juggling the school runs in between! 😂

3 things to look out for when viewing a house

Buying a home is exciting, but it’s easy to get distracted by the kitchen, décor and how nice the garden looks!

1. Cracks – Look around windows, doors and external walls for any unusual or significant cracking.

2. Damp & mould – Keep an eye out for musty smells, staining, mould or freshly painted areas that could be hiding an issue.

3. Roofs & gutters – Look up! Missing tiles, damaged gutters or signs of water staining can all be worth investigating.

A viewing only gives you a snapshot of a property, so knowing what to look for can make a big difference.

Buying a home without a survey? You might be taking a bigger risk than you realise.

Recent 2026 research found that 1 in 5 homebuyers skip having a property survey carried out. ~ Homeowners Alliance

Surprisingly, RICS research found that 72% of people surveyed either believed a mortgage valuation was a condition report or didn't know what the valuation was actually for.

Here's the important difference:

A mortgage valuation is primarily for your lender.
A property survey is for YOU.

A lender's valuation is a limited assessment designed to help the lender decide whether the property provides adequate security for the mortgage. It isn't a detailed assessment of the condition of your future home.

Our home surveys can highlight issues such as:

- Damp and moisture problems
- Roof defects
- Cracking and structural movement
- Poor alterations or extensions
- Drainage concerns
- Deteriorating external elements
- Repairs and maintenance you may need to budget for

And surveys don't simply identify problems.

Of buyers surveyed by RICS who commissioned a home survey:

23% used it to negotiate on the purchase price.
25% used it to budget for necessary works.
21% sought further specialist investigations.

When you're spending hundreds of thousands of pounds on a property, understanding what you're actually buying matters.

As an independent solo surveying practice, my aim is simple: clear, impartial advice from the surveyor who actually inspected your property — so you can make your purchase with your eyes open.

A survey isn't about finding reasons not to buy a house.

It's about knowing what you're buying before you commit to it.
