Customer reported a hissing noise behind the kitchen units, which could also be heard in the adjacent utility room.

The kitchen was a bespoke handmade installation, not a flat-pack kitchen, with specially sprayed doors and a granite worktop. As the property was on the market, the customer wanted the leak located with as little damage as possible.

A painstaking task followed, excavating beneath 300mm base units just to gain access. The base of the unit was carefully removed before digging through quarry tiles and a screeded floor to trace the leak.

Mission accomplished with minimal disruption and another happy customer.

On paper this looked like a straightforward repair — a heating system losing pressure within a couple of hours. However, upon arrival it became clear the pipework was running beneath a suspended subfloor void. In these situations, tracer gas can travel extensively beneath the floor, so we advised the customer of this before starting works.

Whilst large amounts of tracer gas were detected throughout the void, acoustics enabled us to accurately pinpoint the area of water escape, with thermal imaging further confirming the pipe route and findings.

The end result: one floorboard removed, leak located and repaired — all completed within the same day.

A great outcome considering the construction and access limitations.

Testing was carried out to investigate a loss of pressure on the cold water system. Through a process of elimination, the affected pipework was identified as the cold feed supplying the bidet.

Tracer gas was then introduced, where a significant escape was detected. This also created an acoustic response, confirming the precise point of the leak.

With minimal disruption, the area was excavated, exposing the faulty pipework and allowing the leak to be located.

Thermal imaging mapped the pipework, acoustic testing picked up the sound, and tracer gas confirmed the exact location — all through a 3mm access point in the LVT flooring.

After £2,500 spent on damp proofing with no resolution, we were called in to investigate.

Our pressure testing confirmed a loss on the cold tank feed. With tracer gas, we accurately located the leak and carried out the repair.

A full report was then provided to support the insurance claim.

That was the leak the customer had been warned about by the water board.

Acoustic testing located it within 5 minutes.
Tracer gas confirmed it within 2.

Five hours later, over a metre deep, battling clay, stones, and carefully digging around a gas pipe, the leak was found.

One man. One shovel. Job done.

40-radiator heating system losing ~1 bar of pressure over 24 hours.

Tracer gas testing was carried out, successfully identifying the leak location. With the carpet lifted and a small excavation made, we found an unprotected pipe in direct contact with the concrete slab.

Over time, expansion and contraction caused the pipe to rub against the concrete, eventually creating a pinhole leak.

The pipework was repaired, the system refilled and pressure tested, and the area fully reinstated — leaving no visible signs of works carried out.

Happy Friday 🙌

We attended a property today after the customer was advised there was a leak. A previous leak detection company had suggested the issue was an overflowing toilet. A plumber then attended and confirmed the toilet was not overflowing and wasn’t the cause.

With the customer understandably in a panic, they contacted us to take a proper look. Costs were agreed and we booked the job in.

We attended site and, with minimal disruption, located and repaired a leak beneath the living room floor the very same day.

The pipework was pressure tested after the repair to ensure there were no further issues, and the water meter was monitored — remaining completely stationary. Leak resolved ✔️

Another very happy customer to end the week on.

The customer contacted us regarding an external leak at their property. After discussing the available options, it was agreed that rather than repair the existing lead mains pipe, a new supply pipe would be installed.

The customer approved this approach, and we proceeded by installing the new pipework via moling. pipe
