Sometimes selling a house isn’t about making the roof perfect…

It’s about understanding what needs doing before it becomes someone else’s surprise 🏠

I was out last week in Gee Cross inspecting a lovely mid-terraced cottage property for a homeowner preparing to sell.

At first glance, the roof actually looked fairly typical for its age.

But once the drone went up, we identified a few important areas that needed attention:
👉 Missing and slipped slates
👉 Chimney maintenance issues
👉 Aging flat roof sections
👉 Blocked gutters and vegetation build-up
👉 Early signs of wear that could lead to damp if ignored

The good news?

There were no obvious catastrophic structural issues.

This wasn’t a “rip the whole roof off” situation.

It was a case of sensible maintenance and early intervention.

That’s the real value of these inspections.

Giving homeowners clarity before buyers, surveyors or mortgage companies start asking difficult questions later on.

Sometimes a few honest repairs now can make a huge difference to confidence when selling a home.

One of the biggest myths with roofs is that if it was replaced recently… it won’t need maintaining 🏠

I was out this week inspecting a period semi-detached property that had been re-roofed around 5 years ago.

And overall?
The roof was actually performing pretty well 👍

But the drone still picked up:
👉 Slipped slates
👉 Failing ridge mortar
👉 Tired chimney details
👉 A porch roof reaching the end of its life
👉 Small maintenance issues that could become bigger problems later

That’s the thing with roofs…

Most big roofing problems don’t suddenly appear overnight.

They usually start as small maintenance jobs that get ignored.

The good news for the homeowner was that there were no major structural concerns — just a clear plan of sensible repairs and ongoing maintenance to protect the investment they’ve already made.

Sometimes the value in an inspection isn’t finding disaster…

It’s confirming that a roof is broadly doing its job and helping people stay ahead of the next issue before it becomes expensive.

Not all roof problems are dramatic… sometimes they’re hidden in the details 👀🏠

I was out in Reddish, Stockport last week helping a buyer understand the condition of a property before purchase.

At first glance, the roof actually looked fairly decent.

But once the drone went up, a different story started to appear.

The main tiled roof was worn but generally doing its job 👍

The real concern?

The flat roof dormers…….

We found:

- Poor workmanship

- Uneven roof surfaces

- Signs of water pooling

- Weak detailing where the flat roof meets the pitched roof

- Repairs that looked more like patch-ups than proper solutions

That’s the thing with roofs…

The expensive problems are often the ones you can’t properly see from the ground.

The good news for the buyer was that there were no obvious major structural concerns — but now they understand exactly where the risks are and what they need to budget for moving forward.

That’s why I love drone inspections.

Not to scare people…but to replace uncertainty with clarity before they commit to one of the biggest purchases of their life.

Roofs don’t always fail dramatically… sometimes they just quietly need looking after.

I was out last week inspecting a large period property for a buyer who was understandably worried about the condition of such a big, complex roof.

There were multiple sections, chimneys, valleys, dormers — the kind of roof that can feel a bit overwhelming when you’re about to buy.

But here’s the good news…

Once we got the drone up and took a proper look, the story changed.

Yes, there were:
- A few slipped tiles
- Some areas of moss and vegetation
- General wear you’d expect for a roof of this age

But overall?
- The roof is in good condition
- No major issues
- No need for a full replacement

Just some sensible repairs and regular maintenance.

And that’s the key…

Not every survey leads to bad news

Sometimes it just gives you confidence
Now the buyer knows exactly what they’re taking on — no guesswork, no nasty surprises.

But once the drone went up… a different story started to unfold.

👉 Drainage issues that could easily lead to leaks

Nothing catastrophic today…
But enough to cause serious problems after thousands are spent on refurbishments.

Buying a house can be stressful enough… without worrying about what’s going on with the roof 😅🏠

I was over in Edgley this week helping a buyer who had concerns raised on their survey about the roof.

From the ground, everything looked “about right”… but that’s often where the uncertainty comes in.

Once we got the drone up, it told a different story.

There were multiple areas of wear, slipped slates, tired leadwork and a few details that could easily turn into bigger issues over time. Nothing dramatic on day one — but enough to affect the long-term cost of the property.

That’s the key thing…

👉 it’s not always about what’s wrong today
👉 it’s about what it might cost you tomorrow

With clear photos, video, and a proper explanation, the buyer was able to move forward with confidence and make an informed decision.

Sometimes that means negotiating.

Sometimes it just means peace of mind and a plan for the future.

Either way — no guesswork 👍
