🏗️ It’s the work you don’t see that makes all the difference.

Behind every great extension is a solid foundation, and that’s exactly what we’ve been focused on recently at our Oxford project.

These photos capture the oversite preparation before the concrete slab was poured, along with the installation of the cavity tray - an important detail that helps direct any moisture safely back outside the building, protecting the structure for years to come.

It’s not the glamorous stage of a build, but getting these details right is what ensures the finished extension stands the test of time.

🏡 From roof space to a beautiful new floor of the home.

In just 22 seconds, here’s a glimpse of the journey from structural steels and timber to two new bedrooms and a family bathroom.

Some projects stay with you long after the work is finished, and this will definitely be one of them. We’ve had the pleasure of working with such a genuinely lovely family over the past few months, and getting to watch this space come to life for them has made every day on site worthwhile.

A huge thank you for all the coffees, bacon sandwiches, cakes, ice creams…and for making our team feel so welcome. (The guys are definitely going to miss being greeted each morning with “Hi builders! What are you doing, builders?” 😊)

It’s been a privilege to help create a home with room for the next chapter of your family’s story.

🏡 Not every building project goes exactly to plan, and that’s okay. It’s how you deal with it that matters.

On this extension, once the footings were dug we uncovered an unexpected issue…

The existing soakaway was far too close to the house, and the rainwater drainage pipework was running straight through where the foundations needed to be. 🤦‍♀️

Here’s how we handled it:

✅ As soon as the issue was uncovered, we contacted the client straight away and explained what we’d found.

✅ We were honest that, unfortunately, resolving it was likely to involve some additional cost.

✅ Dan actually drove four hours back from our family holiday in Cornwall so we could assess the situation in person and keep the project moving. Nobody asked him to – that’s just how we work.

✅ We carried out exploratory work to understand exactly what we were dealing with before making any decisions.

✅ Once we knew the full extent of the issue, we went back to the client with a clear plan, explained the options, and obtained their approval before any extra work started.

✅ We rerouted the drainage correctly, decommissioned the old soakaway, and made sure everything complied with current regulations.

✅ We worked closely with Building Control throughout, ensuring the solution was fully inspected and approved before moving on.

Unexpected issues are part of construction sometimes, especially on older properties. You can’t always prevent them, but you can choose a builder who communicates well, keeps you informed, and finds the right solution rather than the quickest one.

That’s exactly how we like to work at DSM. 💙

There’s something satisfying about seeing a project come together from raw timber 👌🏼

Dan has been in the workshop crafting these bespoke shaker-style wardrobe doors using tulip wood frames and ash panels for a client project.

Every stage has been completed in-house - machining, profiling, assembly and fitting prep - before they head off for paint finishing.

Proper craftsmanship. Built to fit perfectly.

Progress continues on this loft conversion project in Kidlington, with the new dormer structure, insulation, flooring and structural works all moving forward.

It’s always rewarding seeing these projects transition from roof structure to fully formed living space.

A huge amount of work goes into the stages behind the finished result - structural alterations, insulation, framing, roofing and detailed preparation - all forming the foundations of a high-quality finish.

Major progress being made on this loft conversion project 🔨

With the structural phase complete, we’re now advancing through the dormer construction, floor joists, and primary timber framework - bringing this new living space to life.

From engineered supports to precision carpentry, every stage plays a critical role in creating a high-quality finished result.

A great example of how much work can go on behind the scenes to achieve a clean final result 👆🏻

This is a property we previously built, and were asked to return to carry out further works - including enabling the installation of electric entrance gates.

Due to the original driveway levels, the gates couldn’t operate correctly. This meant a full rework of the entrance - digging down significantly, installing ducting, adjusting levels, and rebuilding the surrounding stone walls.

The driveway was then reinstated to tie everything back in seamlessly with the property.

A big transformation, with a lot of groundwork that you’d never know just by looking at the finished result.

Great to work alongside other trades on this one.

🏡 Loft Conversion Underway | Oxfordshire

Another project officially underway for DSM Construction 👊

We’ve started work on this loft conversion in Oxfordshire, creating valuable extra space for a growing family, giving everyone a bit more room to breathe and their own place to unwind.

As you can see, we’ve installed full scaffolding with a temporary roof (lid) system - a must with the unpredictable UK weather 🌧️

This allows us to:
✔️ Keep the property fully protected
✔️ Avoid weather-related delays
✔️ Maintain steady progress on site

We’ve also taken delivery of the structural steels, using a Telebeam system to form the new floor structure - helping us maximise space while keeping the build efficient and structurally sound.

From strip-out to structure, this is where the transformation begins 🔨

We’ll be sharing progress as this one develops…
