Buying a new home? Don’t forget… you inherit the electrics too.

We were asked to take a look at the setup in this property after the new owner moved in — and straight away it was clear an upgrade was needed.

The existing consumer unit was an older MK Century board, mounted high up with no spare ways and limited flexibility for any future work.

Not ideal — especially when you want something safe, accessible, and ready for the years ahead.

So we:
✔ Replaced the outdated consumer unit
✔ Installed a modern board with room for future additions
✔ Relocated it to a more practical height
✔ Fully reorganised and labelled the installation

Now everything is:
✔ Safer
✔ Easier to access
✔ Set up for future improvements

Intermittent electrical faults are often the hardest to diagnose — especially when nothing looks obviously wrong.

We were recently called out to a property where the breaker was intermittently tripping. The initial concern was that one of the heaters may have been causing the issue.

After testing all heaters and finding no immediate faults, we began tracing the circuit and looking at other likely causes — particularly anything exposed to potential moisture.

On further inspection, we came across a socket in a lower-level bedroom where external ground levels were higher than the internal wall. Although nothing was immediately obvious from the front, closer inspection showed signs of corrosion.

Once removed, the issue became clear — significant moisture ingress had caused internal corrosion and contamination on the conductors.

Faults like this can be difficult to diagnose. They often start as intermittent trips and gradually worsen over time as the damage increases.

To make the installation safe, we removed the socket, terminated the conductors securely within an enclosure, and advised on the underlying issue that would need to be resolved before reinstating the outlet.

Another good example of why electrical faults aren’t always where you expect them — and why proper investigation matters.

One of the parts of the job people don’t always see is what happens after an installation is completed.

A few years ago we installed floodlighting for a customer’s horse arena. Recently we were contacted because one of the lights had stopped working.

After attending site and replacing the unit under warranty, we carried out a closer inspection and noticed that several of the other fittings were beginning to show faults with the LED modules as well.

Rather than waiting for them to fail one by one, we arranged replacement fittings through the manufacturer’s warranty and returned to site to install the new units.

This is something we always help our customers with. If a product we have installed develops a fault within its warranty period, we’ll handle the process — organising the replacements and returning to site to fit them.

It’s part of making sure customers are supported long after the original job has been completed.

Good installations shouldn’t just work on day one — they should continue to work properly for years afterwards.

Church renovation – St John the Baptist, Witheridge

We were recently asked to assist during renovation works at St John the Baptist Church in Witheridge. As the old timber floor was being removed, a hidden crypt was uncovered beneath — containing several historic burials that hadn’t previously been known about.

While the discovery was being carefully managed, our role was to investigate the existing wiring within the floor void before the area was converted to a new solid floor.

We removed redundant cabling, made safe the remaining circuits, and installed four new double sockets while access was available — ensuring everything was properly protected before insulation and the new floor build-up went in.

A unique working environment for us, and a good reminder of why electrical systems should always be properly assessed during renovation works.

LED tape lighting

We carried out some LED tape strip lighting this week for a customer in Tiverton.

Often seen as a bit of a luxury in kitchens, LED tape is actually highly functional. Deep cupboards, darker corners and worktop areas can all suffer from poor lighting, especially when ceiling lights are behind you. Installing LED tape under wall units provides clear, even light exactly where it’s needed — on the work surface itself.

We solder our joints rather than relying solely on clip connectors, giving a more secure connection and greater flexibility when installing around corners and tight spaces.

Access & ingress lighting – Tiverton

Called out to a customer in Tiverton who wanted to improve their access and ingress lighting, especially with the darker, wetter winter evenings.

To help with both safety and awareness when arriving at the property, we installed a Ring doorbell floodlight camera, repositioned two existing lights to better illuminate the courtyard, and added a new PIR so the lights activate automatically when someone enters.

The result is a much clearer, safer approach to the property, with improved visibility and peace of mind when coming home after dark.

Call-out – kitchen downlights tripping

Called out to a customer whose kitchen lights kept tripping after a downlight had failed and bulb replaced.

On inspection, we found the downlights had been covered by thick loft insulation. The fittings weren’t insulation-rated, causing excessive heat build-up. The cable supplying one light had overheated so badly it had gone brittle and melted, leaving exposed conductors and causing the circuit to trip.

Not all downlights are the same, and not all are suitable for being covered by insulation. We’ll be returning to replace the affected fittings with suitable alternatives and make the installation safe.

Outbuilding supply – catenary wire support

Called out to a customer who’d recently bought a property and wanted the garage electrics made safe. The existing setup included an old Wylex board and a lot of DIY wiring, and once modern protection was fitted the issues became obvious — lighting circuits wouldn’t hold and there were several wiring faults that needed stripping back and correcting before anything could be certified.

The customer also wanted a new supply to a recently built “man cave” outbuilding.

We installed a new dedicated feed to the outbuilding and supported the external run correctly using a catenary wire — a tensioned support wire that allows the cable to be fixed and carried neatly between buildings, keeping it secure and properly supported rather than sagging or being clipped to unsuitable surfaces.

Inside the outbuilding we fitted three non-corrosive 4ft LED fittings and two double sockets, all supplied from the new circuit.
