ox are all factors when aging a property’s electrical installation. An electrical installation can these days have a typical lifetime of over 25 years properly used and maintained. Mostly all new installed circuits are covered by RCD (Residual Current Device) which gives high protection against fault situations and electric shock as these devices constantly monitor the circuit looking for fault current and trip within 40 milliseconds of detection. PARTIAL REWIRES
Having a new bathroom or kitchen installed? Usually now when a renovation in a home is carried out new circuits are introduced to supply the sockets and lighting or shower circuits, this way you are guaranteed that no nasty surprises from your existing circuits can play a factor (eg existing unknown faults or dodgy DIY electrics). Upgrading your consumer unit can be a quick way to ensure maximum protection of your electrical circuits is afforded, by offering fault protection of MCB’s (Miniture Circuit Breakers) and RCD’s (Residual Current Devices) you are guaranteed peace of mind. When upgrading a consumer unit all the circuits to be re-housed are inspected and tested making sure they confirm to regulations and are sufficient for their purpose. Although some existing electrical installation will be straight forward there will be others which will not be suitable for a upgrade without further works to remedy any highlighted defects. PERIODIC INSPECTION REPORTS
Every electrical installation deteriorates with time, earlier if poorly maintained and heavy usage. This is why it is important to have a Periodic Inspection Report to highlight any risks to your safety and the safety of others. It is recommended in BS:7671 17th Edition Wiring Regulations that every electrical installation is tested and inspected at regular intervals. Many installation may well have never been tested and will go on this way, in a poll of 500 people a worryingly high 40% of the sample claimed to have no idea as to the age of the wiring within their house. Of the remainder, 38% stated it to be 10 years old or under, 19% 10-30 years old and a final 3% over 30 years old. When asked whether they knew how often house wiring should be checked by a qualified person, over 52% stated that they did not know. (Information supplied by the electrical safety council.) This form of Testing (PIR) is to report only on the current condition of the installation and electrical accessories associated. It may well be that there is nothing to report about and give a clean bill of health, all well and good, on the other hand it may uncover deficiencies that need to be brought to attention. In both instances a record is produced by means of the PIR. Each reportable observation is given a ‘code’ to which relates the severity and recommendations. PAT TESTING
Portable Appliance Testing (PAT) is the testing and inspection of all portable equipment to ensure that they are in good maintained condition and suitable for further use. With the HSE (Health & Safety Executive) making regular checks in all areas of commercial and industrial works it is important to keep all electrical equipment in good working order. FAULT FINDING & RECTIFICATION

Earth Bonding is the most important feature of any electrical installation as this gives protection against electric shock from any conductive parts within the building, without it, in a fault condition metal objects can become live and a shock hazard can be lethal. Earthing takes any fault current to ground, disturbs the power to that circuit tripping the fuse. Earth bonding is the unseen protector; a must in all electrical installations. DATA CABLING

With health & safety inspectors now making regular visits to commercial and industrial buildings ensuring that compliance with BS5266-1:2005 is adhered. The legal requirement is that - “Emergency routes and exits requiring illumination must be provided with emergency lighting of adequate intensity in case the lighting fails”. The law is explained and the rules for compliance are given in a joint Home Office and Health & Safety Executive document. FIRE ALARMS

Electric Vehicles (EV’s) are increasing with popularity and now are a mainstream source of transport, largely due to ever-decreasing prices and government incentives for purchase of an EV. Also the installation of home or work charging points is becoming more affordable. Incentives include a grant for a brand new EV and the installation of a charging point as part of the Electric Vehicle Homecharge Scheme. The grant is a 75% contribution towards the cost of one chargepoint and its installation up to a maximum of £350 (including VAT) per household/ per eligible vehicle for installations that take place on or after the 1st of April 2020. We now offer fully installed Solar PV systems to help power your home or business. With energy prices literally through the roof and not looking likely to drop any time soon now is the time to create your own energy, saving money, a lot of money.

You can now also have a battery bank system coupled to your Solar PV system either into your new installation or retrofitted into your existing system to help power your home during low light and evening times. It mostly depends on what size your PV system is and size of the batteries, the bigger the better. with enough roof area, or ground area a PV system is usually now oversized to maximise on the full benefit of the sun, in the past this was not an option due to technicalities on the National grids side which has now changed for the better. With Commercial installations there is no real limit. Clever management and set-up enables a system to store energy in the day, possibly top up batteries in the night at cheap rate (off-peak tariff) to use in the day. either way reducing your import of energy therefore cheaper bills.

We are not Microgeneration Certification Scheme (MCS) registered this time and do not plan to be any time soon, there is no requirement for any solar PV installer to be MCS registered, this is a myth and only needed to get paid via export of excess power back to your energy company which can vary, typically 2-4 pence per KW/h.

With a well designed Solar PV system with battery storage the plan is to export as little a possible, use all available power either in real time or from the stored power through batteries or diverted to water heating when excess generation is happening. Even with out batteries you can expect to be paid from exporting excess power no more than £100 per year and this is a generous figure.

We have been MCS registered twice in the past when the Feed-in Tariff was applicable where the grant process stated MCS accreditation was mandatory but not the case now.

We plan a Solar PV system to last 25 years, all solar modules have a 25 year degradation performance guarantee and 15 year product warranty and will likely last many years longer. The Inverters which converts DC power generated on the roof to usable AC power to your home can have a life of around 10-15 years on well designed and installed system so would need to be replaced at least once during the 25 year period.
