Developments can be complicated and working with other consultants on feasibility studies can in the long run save our clients time and money.
We work closely with several developers providing initial support and feasibility assistance. For every building developed, there are several others where we have given structural advice and they have walked away from, and with hindsight, they are glad they did.
Being able to identify a project with problems requires knowledge, due diligence, research and experience. It also, depending on the size of the project, is vital to seek input from professionals. This can literally save thousands of pounds and much heartache.
In autumn of 2019, we looked at a commercial property for a developer, with full planning to convert the commercial unit into a 3 story mixed use development. The property had been lying empty and in a dire state for over a decade.
After very extensive negotiations, the developer agreed a price with the vendor subject to survey. Then, along with the Architect, Chris Scott our Structural Engineer surveyed the building to provide feasibility assistance. The structural survey showed the foundation would have to be underpinned as they were not sufficient for the additional storeys above and several areas of remedial work would be required. The potential development costs were starting to rise.
This, among other things, would cost several thousands more than the developers initial estimates so they tried to renegotiate and eventually had to pull out as a new price couldn’t be agreed.
The developers were very thankful as the project would have commenced just before lockdown which would’ve been very bad timing to embark on such a project.
