A fantastic evening networking at Amberley Castle with the Arundel Chamber of Commerce.

As a building surveyor, it’s hard to imagine a more fitting venue. Steeped in over 900 years of history, the castle is full of character and fascinating architectural features.

On arrival, a glass of fizz was promptly thrust into my hand before we spent the evening enjoying the beautiful gardens and catching up with fellow local businesses. We were also treated to a tour of the hotel, which was a real highlight, before finishing the evening with an extraordinary mind-reading performance that left everyone thoroughly impressed.

Most importantly, I met some wonderful people and had the opportunity to hear from businesses both large and small. I always find it inspiring to listen to the stories, challenges and successes behind local enterprises.

A thoroughly enjoyable and successful evening. My thanks to the organisers and everyone who made it such a memorable event.

Have you heard about the One Stop Property Hub? It’s a free drop-in session for anyone with a property query/issue.

We’re a team of Surveyors, Lawyers, Estate Agent and Mortgage Advisor.

You may already know that we're a group of local property professionals working together to provide, accessible property advice to our community. Over the coming week, we'll each be introducing ourselves and explaining how we can help.

We're Chichester Surveyors Ltd, your local residential property surveyors.

Our team is made up of Rebecca Jenkins, Chartered Building Surveyor, and Sarah Cutler, Residential Property Surveyor. Between us, we help homeowners and buyers make informed decisions about their properties.

A lot of our work involves carrying out residential property surveys for people buying a home. Often referred to as HomeBuyer Reports or Building Surveys, these inspections help identify defects, maintenance issues and potential risks before you commit to a purchase.

Rebecca is also a specialist Party Wall Surveyor, helping homeowners and neighbours navigate Party Wall matters when carrying out extensions, loft conversions, renovations and other building works.

We also provide Single Defect Reports, which are often requested when concerns arise about issues such as cracking, dampness or movement within a property. These reports help identify the likely cause of a problem and provide guidance on any repairs that may be required.

One of the reasons we're excited about the Property Hub is that it gives local people somewhere to ask questions without needing an appointment. If we can answer your query there and then, we will. If not, we'll help point you towards the most appropriate professional, trade or next step.

Thanks to the team at Sage House by Dementia Support, we'll be holding drop-in sessions on the first Tuesday of every month at Sage House, Tangmere. You'll also find us at Arun Leisure Centre on the last Tuesday of each month during term time.

So whether you're buying a property, worried about a defect, planning building work, or simply have a question, come and say hello.

This prolonged spell of warm, sunny weather has certainly been a pleasure to enjoy ☀️
But from a surveying perspective, it can present a few challenges when inspecting properties 🕵🏻‍♀️
With little recent rainfall, it’s not always easy to confirm whether gutters and downpipes are performing as they should, or to identify active roof leaks.
Similarly, areas that may have previously shown signs of dampness can dry out, making underlying issues less immediately visible.

That said, an experienced surveyor knows where - and how - to look 🔎🔎🔎
We carefully assess all available evidence and provide clear, practical advice on any concerns we uncover, along with the next steps to take ✅

🌊 Living by the sea brings many benefits.. especially with the recent weather we’ve been experiencing.. but did you know that living by the sea also presents some challenges for our homes? 🧐

Here are 5️⃣ things we look out for when surveying a coastal property:

1️⃣ Salt Damage 🧂- that fresh air carries salt which slowly corrodes/damages window seals and hinges, painted finishes, metal and glass,

2️⃣ Strong Winds 🌬️- modern roofs are mechanically fixed to prevent lifting in windy weather. The wind also lifts tiles and, when combined with rain, can sweep water up into the building through small openings that would otherwise remain dry,

3️⃣ Nesting seagulls 🦅- Love them or hate them, seagulls like to nest behind chimneys and on flat roofs. During nesting season and when they have young birds, these birds become very territorial and can be aggressive. In addition, their faeces are very acidic and this can cause damage to roof coverings, glass and painted metal. They’re also known for stealing your lunch - ok, not property related and yes, I’m speaking from experience!! 🙈

4️⃣ Wall Tie Failure 🧱- Metal fixings in the cavity walls can corrode faster as a result of the salt in the air, leading to stepped and horizontal cracking, movement in the walls and pe*******on

5️⃣ Dampness💧- Our sea air carries high levels of moisture. This can cause saturation of external elements, including the external walls and, particularly where older cavity wall insulation is present, this can cause moisture to be absorbed which may then reach the internal finishes. This is particularly the case for walls which are particularly sheltered or don’t get much sun as they don’t dry out as quickly. Additionally, damp walls are cold walls. Condensation causes further issues with dampness in these areas.

We love living by the coast, and we think it’s worth the extra work.. we live here, we know what we’re working with.

Q: Is a crack in my wall a problem?

A: Not always, some cracks are cosmetic, others may indicate movement. The size, pattern and location all matter.
