Tea & Tranquility is a fully serviced five-bedroom pool villa set amid rolling tea gardens, where nature and stillness exist in harmony. The villa unfolds through curated indoor and outdoor spaces with intimate corners, open terraces for conversation, and settings that encourage guests to slow down, breathe, and truly arrive. Every space is designed to dissolve the boundary between shelter and landscape, allowing time to soften.

Building and renovating in a remote mountain setting demanded patience, perseverance, and respect for place, but the result was a retreat rooted in beauty and calm. Conceived as a dialogue between architecture and landscape, the design allows the land to lead every decision. This is most evident in the organic shaped infinity pool, which gently curves around existing trees, preserving every mature tree while visually merging water, sky, and tea estates into a single horizon.

Most luxury homes maximise built space. This Bengaluru residence around what it could leave open, through a continuous relationship with a 1.5-acre park. Take the full home tour.

The project began with a site condition rather than a form. Positioned on a compact plot but facing an expansive green edge, the home is lifted above street level to create privacy while opening its entire living experience toward the landscape. Instead of treating the park as a backdrop, Keystone Studio made it the organising principle of the house, by shaping window placement, circulation, and even how rooms connect to one another.

A house that does not sit on the land, but follows it. DDIR Architecture Studio designs this Glass House in Kodaikanal as a calibrated response to slope, view, and valley edge conditions. Take the full home tour.

The architecture is defined by restraint. Instead of reshaping the hillside, the structure steps with the natural contours, allowing the building to settle into the terrain with minimal disturbance. This approach becomes the guiding logic of the entire design, where every spatial decision is measured against land, light, and elevation.

A solid stone wall anchors the entry, creating a clear moment of compression before the house opens into a transparent glass pavilion. This transition from weight to lightness defines the spatial experience by moving from enclosure into openness, from grounded earth to suspended valley views.

The main living spaces are conceived as a continuous glass-framed volume, where structure remains slender and secondary to the landscape. As the house descends with the slope, private spaces become partially embedded into the hill, creating a quieter and more protected relationship with the site. The result is not separation from nature, but gradual immersion into it.

This house wasn’t designed all at once.

It was collected.

Set in Yelahanka, Bengaluru, the Dhakshini Vintage Project has evolved over 35 years through inheritance, discoveries, salvaged materials, and everyday decisions.

Old doors, reclaimed windows, antique furniture, stone fragments, artifacts, and memories have been added gradually over decades, creating a house that feels more like an archive of lived experiences than a finished design statement. Nothing appears selected to match. Yet everything belongs.

The architecture provides a quiet framework for that accumulation. A simple stone residence with sloping roofs and an open atrium allows light, air, and movement to connect the spaces. Within it, layers of South Indian heritage, trade influences, family history, and collected objects unfold room by room.

What makes the project compelling is its refusal to pursue perfection. Scratches, weathering, mismatched pieces, and signs of age are not treated as flaws to conceal but as evidence of a life well lived.

Designed by Jacob George of Metaspace — Jacob George’s Residence is a 2,370 sq.ft modular tropical home in Kochi, Kerala: an architect’s personal manifesto exploring climate-responsive design, adaptable construction, and a seamless relationship between architecture and landscape.

Set within a 1.5-acre property shared with his parents’ residence, this home became architect Jacob George’s opportunity to test ideas that had remained unrealized through years of practice. Conceived as a fully modular system, the house demonstrates how intelligent, climate-responsive architecture can emerge from logic, simplicity, and thoughtful construction rather than stylistic imitation.

The entire building is organized on an 8’×4’ grid derived from removable shera board panels, allowing walls to be dismantled, services to remain accessible, and spaces to evolve over time without demolition.

The project takes shape from the homeowners’ desire for a simple, grounded life rooted in tradition, despite their fast-paced careers as software engineers. They envisioned a home that felt familiar and calm rather than formal or ostentatious—one that could support slow living while accommodating long work-from-home hours. This balance between contemporary requirements and inherited values became the foundation of the design, with memories of the clients’ ancestral home strongly influencing both spatial planning and material choices. The idea of a central courtyard emerged early on as the emotional core of the house.

A key design challenge lay in integrating antique wooden pillars salvaged from the clients’ ancestral home. Over 130 years old, these columns had to be carefully adapted to suit the height and structure of a new Mangalore-tile roof without compromising their character. To extend their presence beyond the courtyard, portions of the original pillars were thoughtfully reused within the house, accentuating the entryway and carrying forward a narrative of memory and continuity. The material palette was intentionally restrained, relying on natural finishes that age gracefully.

Part of the esteemed Krishnendu Ayurveda Hospital, the 21,000 sq. ft. Nirava Ayurveda Holistic Centre by Stapati unfolds as a contemplative retreat where healing is shaped by both landscape and craft. Conceived as two interdependent volumes—a twelve-key villa block and a curvilinear spa wing—the masterplan is carefully threaded around mature trees, allowing the site’s natural character to guide spatial form and movement.

Materiality anchors the project in regional memory. Locally sourced laterite, warm timber, and handcrafted detailing are composed with clean, contemporary lines to achieve a refined dialogue between Kerala’s vernacular language and modern restraint. Within the villas, full-height sliders dissolve thresholds between interior and garden, inviting light and breeze into rooms defined by earth-toned textures, teak joinery, and louvered shutters. Woven cane seating, custom upholstery, exposed concrete ceilings, and kadappa flooring establish a tactile yet minimal palette, gently softened by natural fiber rugs.

Step inside The Palagiri House in Kochi, a 9,000 sq. ft. tropical residence built on a 619 sq.m urban plot in Kaloor. Rising out of a neighborhood defined by narrow lanes and closely packed houses, this four-bedroom home shows how architecture can transform a tight urban site into a spacious, light-filled retreat. Completed in just 18 months, the house blends tropical design principles with modern family living.

Instead of occupying the entire ground, the architects lifted the home above a parking level—freeing up nearly 40% of the land at the front. This rare luxury in a dense city setting allowed the residence to breathe, creating openness and visibility while maintaining privacy. Inside, the home unfolds as a series of layered spaces: a gentle ramp and sit-out lead into a soaring double-height drawing room, gradually transitioning upward into family areas, private bedrooms, and a rooftop pavilion.
