Transition Alert!!! Our Loved Place 🥰

The project Thuthiyil is situated in Pathanamthitta district. In this project, we challenged many design aspects to achieve the final outcome. Construction is still ongoing — stay tuned for exciting updates!

Varatect Concepts is founded by Architect Roshan TS and Architect Anupama Saji partners in both life and design. Together, they share a common vision of creating meaningful spaces and growing the firm into something truly impactful.

This is not just a change in identity, but a step forward — towards stronger ideas, better design, and a future we are building together.

Concept to Construction Series by VARATECT
Project Thuthiyil — Part 2

Compound Wall Design

Every project begins with a strong concept, and for Project Thuthiyil, our design language was built around one core idea — connection.

The compound wall was the very first design element we developed for this project. Instead of treating it as just a boundary, we wanted it to become a part of the overall architectural experience.

Our concept was translated through a series of connecting lines and carefully positioned pillar elements that flow throughout the landscape and terrain, creating visual continuity across the site. The design blends with the earth rather than sitting separately from it, giving the entire exterior a unified character.

The padippura was also designed with the same philosophy — refined proportions, clean detailing, and vertical line elements that enhance the overall rhythm of the structure while maintaining a timeless Kerala essence with a contemporary touch.

At VARATECT, we believe every detail matters — even the first wall you see.

More from the journey coming soon.

Trust the process. The results will speak!

This is the toilet design from our project – Thuthiyil House.
We opted for a fully matte finish to create a refined, premium look, complemented by warm lighting for an added sense of comfort and elegance.

The black theme enhances the overall ambience, with all accessories carefully selected in matte black to maintain a cohesive and sophisticated aesthetic.

While matte black surfaces require attentive cleaning, proper maintenance ensures the space remains fresh, sleek, and timeless.

Architecture, at its best, is not just about spaces — it is about experiences, memories, and the way people move, gather, and live within them. At Varatect, every project begins with a question: how can a home feel more meaningful? The answer often lies in discovering a single idea strong enough to shape everything around it.
The Origin
Originally known as Alankarathu Manzil, this home carried the essence of a familiar past — a typical structure with defined boundaries and conventional spaces. What it needed was not just change, but a new identity.

Our upcoming residence project in Kayamkulam.

About the project:
Our client, Libin, gave us the opportunity to design this renovation project with a simple vision — a cute Kerala-style home without excessive design elements, yet something unique and elegant in its own way.

We focused on creating a warm, timeless home that reflects traditional Kerala architecture with a clean and modern touch, making the design simple, functional, and distinctive.

Initial step of every project is understanding the site.

Here is the digital site analysis sheet of our new renovation project coming up in Pathanamthitta.
From site conditions to existing structure details, every element was carefully studied before starting the design process.

A strong design always begins with a clear understanding of the space, its surroundings, and the client’s requirements.
