Someone asked me last week: “Should I find the lot first or talk to an architect first?”

I’ve seen this question lead to two very different outcomes.

Client A bought a beachfront lot in the federal zone. Beautiful. Exactly what he wanted. He called us 2 months after closing.

What he didn’t know: building in Mexico’s Federal Maritime Zone requires permits from SEMARNAT and CONAGUA. Realistically, 4-8 months — sometimes more. His HOA gave him 2 years to break ground. The clock was already running.

A year later, federal zone still pending. The environmental and construction permits are pending. Project on hold.

Client B called before signing anything. We visited a lot in Conchas Chinas. The views were real — but so was a 35% grade that would have consumed most of his budget before a single wall went up.

He didn’t buy it. Found a better fit. Built what he actually wanted.

Same moment in the process. Very different decisions.

The lot is the only decision you can’t undo. It’s worth one conversation with an architect before you make it.

En tan pocos metros cuadrados, se ha conseguido dar a este cuarto de baño un aire moderno, pero muy acogedor y cálido gracias a la combinación de los azulejos blancos y la madera.

El mueble suspendido del lavabo fue hecho a medida, permite una limpieza fluida y proporciona almacenamiento.
